My client, an independent agent in Wakefield, are recruiting a Lettings Negotiator to join their team. You will manage all aspects of Tenancy for a portfolio and act as liaison between tenants and landlords. You will ensure that every application is moved in successfully with every detail administered in a compliant and legal manner in accordance with the in-house processes. You will keep tenants and landlords informed of the progress throughout the process so that dates and deadlines can be met and client retention is guaranteed.
Responsibilities:
- Deal with all Tenancy Administration and Maintenance matters
- Administer Renewals, Inspections, Vacates to company standards
- Ensure tenancies are up to date with relevant documentation signed & filed
- Deal with LL and Tenant enquiries
- Deposit negotiations and returns
- Arrange and administer tenancy terminations
- Conduct mid term inspection reports
- Chase arrears and collect payments
- Action and resolve maintenance calls received within company timescales
- Provide advice to Landlord in accordance with tenant and landlord obligations
- Appoint contractors to carry out works using registered contractors
- Inform tenants of their obligations
- Report all anomalies to client and resolve as necessary
- Ensure diary actions are complete with no carry over each day
- Positive client liaison at all times and deliver updates as necessary
- Arrange inspections periodically as required and at checkout
- Deal with tenancy and neighbour disputes
- Alert Landlords of any arrears
- Record every conversation in our CRM system
- Deliver all messages to colleagues clearly and accurately through our CRM system
- Manage Utility notifications
- Conduct deposit disputes
- Take payments and record as necessary
- Ensure contractors respond quickly with quotations and carrying out work
- Follow up every job to ensure satisfactory completion of works
- Ensure adequate contractors are set up on the system
