The role
We’re hiring a proactive Site Manager to lead the delivery of refurbishment and renewal projects across a regional housing and public-sector portfolio. You’ll take full responsibility for site safety, quality, programme and client satisfaction, coordinating internal teams, subcontractors and client representatives to ensure every project is delivered safely, on time, on budget, and to the highest standards. This role is project-focused, covering full and partial refurbishments, internal and external renewals, and compliance-related upgrade works. You’ll lead from the front on construction quality, safety, and stakeholder collaboration within a live, customer-focused environment.
Key responsibilities
- Project delivery: Manage end-to-end delivery of refurbishment and renewal projects (e.g., kitchen and bathroom upgrades, roof replacements, doors and windows, external fabric works, compliance upgrades, EWI, and communal area refurbishments).
- Planning & coordination: Review scopes, specifications and drawings; develop phase and short-term programmes; ensure materials, labour and logistics are in place for efficient delivery.
- Health & Safety management: Lead by example on site safety; produce and enforce RAMS, permits and method statements; conduct inductions, toolbox talks and site audits; ensure CDM compliance.
- Quality assurance: Implement inspection and test plans (ITPs), snag/de-snag processes, and ensure all workmanship meets specification and contractual standards.
- Programme control: Track progress against schedule, manage resources and supply chain performance, and maintain accurate site records, diaries and weekly reports.
- Stakeholder liaison: Coordinate with clients, residents, RLOs and consultants to plan works and minimise disruption, maintaining clear communication and professional representation on site.
- Leadership: Line-manage site teams, trades and subcontractors; set performance expectations, provide coaching and drive high standards of safety, quality and delivery.
- Commercial awareness: Support the Contract Manager with valuations, variations and cost tracking; identify risks and opportunities to maintain financial control.
Requirements
Essential
- Proven experience managing refurbishment, renewal or improvement projects in housing, public buildings or similar environments.
- Strong technical knowledge of building fabric, refurbishment sequencing, and finishing standards.
- Excellent understanding of H&S and CDM regulations, with experience producing and enforcing RAMS and safe systems of work.
- Skilled in coordinating direct labour and subcontractors across multiple trades.
- Effective communicator with strong client and stakeholder management skills.
- Competent with digital systems (reporting, scheduling, MS Office, etc.).
- Full UK driving licence.
- Security clearance: Must hold or be immediately eligible for SC clearance and meet/maintain BPSS as a minimum; willing to undergo vetting and periodic renewals.
Desirable
- SMSTS (or SSSTS), First Aid, Asbestos Awareness; NEBOSH or equivalent H&S qualification.
- Trade background, HNC/HND or equivalent in construction management.
- APM/Prince2 or similar project delivery certification.
- Familiarity with MOD standards, heritage refurbishment, or live environment delivery.
- Experience delivering decarbonisation, compliance upgrades or PAS 2035/2038 retrofit projects (advantageous).
