Job Description: Duties & Responsibilities: Facilities Line manage the maintenance and gardening team at Martha House and Sophie House; including annual appraisals, attendance/absence management, performance management, annual leave approval, hours worked/timesheet approval, etc. Liaise with the Care/Deputy Care Managers on the allocation of work for the maintenance and gardening team, providing direction/guidance to the team, as required; in line with the annual agreed programme of works. Act as first point of contact and liaise with the Trust\’s external facilities contractors and suppliers, as required. Ensure the health, safety and wellbeing of the maintenance and gardening team. Building maintenance and repairs Carry out biannual Condition Surveys of Martha House and Sophie House and use the findings to create/update the Planned Preventative Maintenance (PPM) plan. Respond to work requests using either contractors or onsite maintenance team. Ensure buildings and grounds remain fit for purpose and safe. Take responsibility for the quality and safety of all works on site. Building project management Under the direction of the Trust Director, project manage any building modernisation, construction or refurbishment from design stage to completion. Vehicle Fleet maintenance Take responsibility for the maintenance and safety of the Trust\’s vehicles, including all legal and regulatory requirements (e.g. servicing, repairs, LOLA, MOT, Road Tax). Ensure drivers are appropriately trained, including refresher training, as required. Compliance with all Health and Safety Legislation Ensure that the Trust complies with the requirements of The Health and Safety at Work Act 1974 (as amended). Act as the competent person and therefore accountable for the organisation\’s health & safety systems, processes and standards. Lead on disaster recovery and major incident procedure, under the direction of the Trust Director and Registered Manager. Provide regular assurance to the Strategic Management Team and Care Management Team on compliance with required health and safety standards through regular Health & Safety meetings and briefings. Maintain accurate and effective records relating to health and safety; ensuring compliance with CQC & HSE standards. Prepare audits, inspections, and management of compliance documentation. Ensure through on-site regulation that works are undertaken to required designs, specifications and standards to HSE and CQC requirements. Support the Training team with the writing/preparation of training materials; and the delivery of annual Health and Safety training, as/if required, in line with the annual training plan. Attend monthly Hereford Health and Safety Group meetings, on behalf of the Trust. Compliance with Fire Safety Legislation Ensure that the Trust complies with the requirements of The Regulatory Reform (Fire Safety) Order 2005. Provide regular assurance to the Strategic Management Team on fire safety compliance. Ensure all fire safety inspections are undertaken and actions completed. Catering Support the Kitchen teams to maintain the Trust\’s level 5 score for Environmental Health inspections Security Take responsibility for ensuring all security systems and processes are working and used.
