This role supports the Property function analysing and planning the optimal locations for new retail stores and supporting capital projects to ensure they are completed efficiently and within budget. Prepare detailed reports and presentations for senior management, highlighting key findings and recommendations. Support financial modelling and analysis to assess the viability and profitability of new locations and projects.

What You'll Be Doing

  • Manage global property information database – update information for UK/ROI/EU plus Americas and APAC and Franchise as provided by other teams.
  • Conduct location planning analysis, mapping and reporting for both existing and new locations reviewing internal and external data to make recommendations and provide relevant data.
  • Manage and maintain external data source tools to aid location planning.
  • Manage lease event reporting and ensure all upcoming events are flagged and reviewed in a timely manner.
  • Develop presentations for all deal proposal presentations (update templates as needed).
  • Work with finance team to support financial modelling for property transactions.
  • Coordinate all key annual property costs (rent, rates, service charges etc) for annual budgeting partnering with key internal and external business partners and track forecasting Projects.
  • Delivery of new projects – whether new stores, relocations, remodels etc. – coordinate project stages through project lifecycle within the property functions updating target timings and link to store operations.
  • Work with Senior Manager construction to track projects vs budget through to final account and reporting to finance teams for all post project activity.
  • Manage the planning and budgeting of capital projects with the Construction PM, ensuring they align with the company's strategic goals.
  • Assist coordination and analysis of contract negotiation processes on capex projects.
  • Coordinate all internal Capex approvals to ensure projects can proceed (together with necessary updates) and all POs can be actioned.
  • Partner with Facilities and Maintenance Manager to create and track annual budgets and spend partner with finance teams.
  • Support FM Manager as needed to maintain supplier contract reporting and timings to assist contract negotiation and management.
  • For store closures manage dilapidations forecasts and spend alongside working with finance teams on all necessary accruals and financial forecasting and reporting and payments.
