Founded in 1978, Clark Contracts Ltd is a privately owned main contractor with several operating divisions; Construction, Fit Out, Refurbishment, Retail, Housing and Maintenance. We employ over 250 people with offices in the East and West of Scotland. Its an exciting time for both our Housing Division and our Development Partner Nova Homes and we have a unique opportunity for an experienced Development Manager to join our team and play a key role in our future success. Role & Responsibilities As Development Manager, you will be the primary point of contact for all project team members, both internal and external and will ensure the acquisition and planning programme is adhered to. You will manage the acquisition and development process for land and joint venture opportunities, you will also be involved in all development projects that involve acquisition and pre planning development work and budget management where applicable depending on the project. Key responsibilities include: · Managing Technical, Legal, and Planning constraints associated with potential land acquisitions. · Leading consultant and contractor teams for bid submissions on development opportunities. · Overseeing consultant team fee budgets and schedules for schemes in the pre-planning stage. · Preparing and updating detailed cash flow viabilities at key project milestones (acquisition, planning, handover). · Managing the disposal of affordable units to Registered Social Landlords (RSLs). · Negotiating land acquisitions on behalf of RSL partners. · Collaborating with our Delivery Partner to achieve project milestones, from securing planning consents to ensuring long-term estate management arrangements. · Taking ownership of scheme development appraisals, regularly reviewing inputs and outputs for project management and business planning. · Effectively reporting project activities, progress, and providing detailed information for forecasts, budgets, and board meetings. · Supporting the sales team with technical queries during the sales process. · Representing the business in a professional manner in the marketplace, fostering relationships that may lead to new opportunities. · Identifying and securing new development opportunities in line with company strategy and market conditions. Candidate You will bring proven experience in development management within a housebuilding environment, with the ability to lead a diverse portfolio of projects, including open market/Section 75 and affordable schemes. Your key attributes will include: A track record of managing the entire development process, from land acquisition to obtaining financially viable and technically sound planning consents. Experience leading multi-disciplinary consultant teams, fostering strong relationships, and ensuring the creation of optimised development layouts. Demonstrated financial and commercial acumen, understanding the impact of decisions on project appraisals. Comprehensive knowledge of the housebuilding development process—from acquisition through to sales—and a solid grasp of central and local government planning and housing policies. Why work for us?
