This is a fantastic opportunity for an experienced Pre-Contracts Manager to join a high-performing team and play a key role in the front-end development of multiple fast-track commercial fit-out projects.
You’ll take ownership of the pre-construction phase, supporting the successful conversion of tenders into live projects. This includes cost planning, tendering, programming, legal negotiation, and stakeholder engagement. The ideal candidate will be commercially savvy, technically strong, and able to thrive in a fast-paced design & build environment.
Key Responsibilities:- Prepare accurate and competitive Cost Sum Analyses (CSA) for project bids
- Manage supplier engagement, negotiation, and procurement to deliver best-value packages
- Coordinate site surveys, technical due diligence, and pre-start documentation
- Lead design reviews in coordination with the design, commercial and delivery teams
- Provide contractual guidance on JCT D&B contracts, PCSA, LOIs, bonds, and insurances
- Coordinate MEP design, statutory authority liaison, and landlord requirements
- Produce pre-construction programmes, procurement schedules, and H&S documentation
- Build and maintain strong relationships with client-side project managers, quantity surveyors, and consultants throughout the pre-construction phase
- Contribute to pitch documents and attend tender interviews as the technical and commercial lead
- Competitive base salary from £90,000 to £125,000 (depending on experience)

- High attention to detail, proactive mindset, and strong problem-solving ability
- Construction-related degree or HNC/HND
- Quantity Surveying background or trade qualification with relevant experience
