We are currently working with a well-established and growing design & build contractor who are looking to appoint an experienced Pre-Construction Manager to join their team.
Our client delivers high-quality projects across the commercial, workplace, retail and residential sectors, providing clients with a complete service from initial concept and design through to construction and handover. Due to continued growth and an exciting pipeline of projects, they are now looking for an experienced Pre-Construction Manager who can take ownership of the pre-construction process and help ensure projects are set up for successful delivery from day one. As Pre-Construction Manager, you will be responsible for managing and coordinating projects through the pre-construction phase, working closely with clients, consultants, designers, subcontractors, suppliers and the internal commercial and delivery teams. You will be involved from the initial enquiry and tender stage through to the point where the project is fully developed and ready to be handed over to the construction team.
Key Responsibilities
- Lead and manage the pre-construction process from initial enquiry through to project handover.
- Review client briefs, drawings, specifications and project requirements.
- Work closely with the design team to develop practical and commercially viable solutions.
- Coordinate architects, designers, consultants, subcontractors and suppliers.
- Develop pre-construction programmes and ensure key milestones are achieved.
- Work alongside the commercial team on estimating, cost planning and procurement.
- Prepare, issue and manage subcontractor and supplier tender packages.
- Obtain and analyse subcontractor and supplier quotations.
- Review tender returns and ensure scope gaps and commercial risks are identified.
- Assist with developing project budgets and cost plans.
- Identify opportunities for value engineering and alternative solutions.
- Assess project risks and develop mitigation strategies.
- Attend client, consultant and design team meetings.
- Maintain strong relationships with clients and project stakeholders.
- Ensure project information is accurate, coordinated and communicated effectively.
- Support the procurement process and development of the supply chain.
- Ensure projects are fully prepared before being handed over to the delivery team.
- Contribute to improving the company's pre-construction processes and procedures.
About You
We are looking for an experienced construction professional who understands what is required to successfully take a project from tender through to construction. You'll ideally have:
- Previous experience within a main contractor or design & build environment.
- Strong understanding of the pre-construction process.
- Experience within commercial fit-out, refurbishment, workplace, retail or residential construction.
- Good understanding of construction drawings, specifications and tender documentation.
- Experience managing subcontractor and supplier tender processes.
- Strong commercial awareness and understanding of project costs.
- Experience coordinating design teams and external consultants.
- Excellent communication and negotiation skills.
- Strong organisational and time-management abilities.
- Excellent attention to detail.
- A proactive and solutions-driven approach.
- The ability to manage multiple projects and priorities.
- Confidence communicating with clients and senior stakeholders.
