Overview

I am working with a well-established, values-driven organisation that is seeking an experienced Head of Repairs and Maintenance to lead its property services operational delivery team. This is a senior leadership role with full responsibility for overseeing day-to-day service delivery, driving performance, ensuring compliance, and delivering high-quality repairs and maintenance services across a diverse property portfolio. The successful candidate will bring strong operational leadership, a customer-focused mindset, and a proven ability to manage large, multi-disciplinary teams while continuously improving service outcomes, efficiency, and value for money.

Responsibilities

  • Managing the Property Services operational service delivery team, responsible for responsive planned, compliance and projects.
  • Elements of the role include managing safety, preparations of budgets and management of 5 Contract Managers.
  • The role is central in interpreting and deploying business strategy, working closely with clients, other department heads and the senior leadership team to continuously improve the efficiency of the business.
  • To develop and implement repairs strategies and business plan objectives, developing medium and longer term objectives for the repairs service and ensure that service remains at the forefront of sector innovation modernisation of the service.
  • Providing an efficient, professional approach to managing client relationships.
  • Managing allocated budgets, ensuring costs are contained and profit margins are achieved.
  • Ensuring compliance with all health and safety and other regulatory requirements.
  • Driving productivity to maximise income and profitability, whilst ensuring contracts are delivered with excellent customer service.
  • Delivering the financial income targets set out in the Business Plan.
  • Be accountable for the Gas, Electrical and Fire compliance activities and providing advice and taking action to ensure full compliance as appropriate.

Qualifications

  • Chartered membership of CiH or an understanding of the requirements for CiH as well as a commitment to working towards it.
  • Proven track record in transforming service models and able to demonstrate significant efficiency, improvement and growth outcomes.
  • Strong understanding of compliance and safety regulations, including the β€œBig 6” areas of statutory compliance.
  • Extensive knowledge and understanding of health and safety requirements.
  • Leadership, management, coaching qualifications or equivalent experience.
  • Proven experience in a senior leadership role within building maintenance or a similar environment, ideally within the social housing sector.
  • Demonstrable track record of managing large teams, including trades operatives, and fostering high engagement and staff welfare.
  • Commercially astute, with experience in managing substantial budgets and delivering cost savings without compromising on quality or safety.
  • Strong supply chain and contract management skills, with the ability to manage complex contracts and supplier relationships.
  • Excellent organisational and communication skills, with the ability to manage multiple priorities and deadlines.
  • Ability to work collaboratively with various stakeholders, including contractors, customers, and internal teams.
  • Experience of managing budgets and delivering within cost and profit targets.
  • Effective communication skills, diplomacy and proven ability to maintain and grow effective relationships.
  • Tough resilient individual, able to manage the high expectations of stakeholders.
  • Experience of identifying and pursuing new business opportunities.
  • Proven ability to work flexibly, respond positively to change and manage competing priorities.
  • Extensive knowledge and understanding of health and safety requirements.
  • Full driving licence.
