Job Duties:

  1. Performance to Programme
    • Assist the Technical Department during the development of the design to ensure the contractor meets the design programme.
    • Identify any lack of information as early as possible and achieve resolution with the Technical Department to ensure that the programme is secured.
    • Assist the Construction Team in the development of the construction programme to ensure ORPC dates are achieved for individual plots and the block as a whole.
    • Give instructions in respect of the detailed programming and sequence of works and ensure that the contractors are managed to meet these requirements.
    • Ensure that contractors have a proper understanding of the construction programme dates and are managed to maintain the construction programme.
    • Manage the MEPH contractor package and chair the progress and commissioning meetings.
    • Report any shortfalls on the contractor’s performance to programme and quality standards to the Construction Manager.
    • Liaise with statutory authorities to ensure all inspections are completed and all service connections completed in accordance with the construction programme.
    • Manage all incoming utility provider works (water, gas, electric, comms), ensuring timely programming and integration with site logistics and build sequence.
    • Maintain oversight of commissioning activities, ensuring systems are tested, balanced, and signed off in accordance with programme milestones.
  2. Quality Control/Materials Control
    • Implement a Benchmark quality system of each standard MEPH detail which can be used as a reference during the construction programme.
    • Implement a robust quality assurance process which also incorporates a review of the manufacturers recommendations so the contractor is aware of any specific requirements contained within.
    • Ensure that all works are installed to the highest standards of quality, are installed in accordance with the drawings and specifications, and to the company requirements.
    • Pay attention to detail and assess the quality of work, at all stages of the installation, to ensure that all contractors and suppliers are capable of achieving the required/specified standards.
    • Ensure the MEPH design consultant attends monthly site inspections and issues a report of their findings.
    • Witness and sign off the contractors testing and commissioning process.
    • Complete a leak mitigation review workshop with the contractor.
    • Ensure that all works are inspected as works proceed using the specific company quality stage checklists and remedial notices issued.
    • Make yourself aware of all relevant product information, the current building regulations, and the warrantee provider’s requirements.
    • Ensure all plant and materials are taken off, requisitioned at the appropriate time to meet the programme requirements, scheduled for delivery to allow for the minimum amount of materials on site in accordance with “just in time principles” and properly stored and protected when on site.
    • Ensure all installed works are fully protected in accordance with the company Protection Policy.
    • Carry out installation snagging of the plant rooms, the mechanical and electrical risers, and the apartments and common areas.
    • Review and sign off the testing and commissioning documentation.
    • Assist with the review of the operation and maintenance manuals to ensure the information is specific to the development and the installed systems.
    • Attend any necessary training sessions for staff based on site.
    • Implement and manage a robust defect notification process, capturing poor workmanship, non-compliant installations, and material failures.
    • Ensure timely close-out of works for inspection via the company Quality Control Programme, maintaining audit trail and photographic evidence.
    • Monitor high-risk quality items (e.g. Life safety systems, fire stopping) with enhanced inspection protocols.
    • Lead the Water Leak Mitigation strategy, ensuring controls are embedded across build stages, pressure testing, and handover documentation.
    • Track material deliveries and storage compliance, ensuring critical components (e.g. valves, insulation, fixings) meet spec and are protected on site.
  3. Trade Experience
    • An excellent understanding of the MEPH installation process from either a residential or commercial background.
    • A good understanding of the Testing and Commissioning process.
    • A specific enhanced knowledge of pipework pressure testing would be an advantage.
    • A good understanding of the apartment construction sequence to include, Dry-lining, Joinery, Stone, Tiling, and finishes.
    • An understanding of the fire and acoustic requirements within an apartment and the common areas.
    • Manage and coordinate with the contractors on site to ensure that issues are closed out to the St George expected standards in order to meet the programme.
    • Liaise and complete the necessary inspections and demonstrations of the building life safety systems with Building Control to obtain the building occupation certificate.
    • Assist the Commercial Team during the application for payment, and provide technical support during pricing of variations and site instructions.
    • Strong understanding of installation practices for HVAC, domestic water, drainage, life safety system and electrical systems.
    • Ability to interpret and apply standards including BS 7671, BS EN 12845, BS 9999, WRAS, and manufacturer-specific installation guides.
  4. Health and Safety
    • Ensure that all building operations are carried out in a safe manner and in accordance with all relevant regulations.
    • Ensure contractors provide a detailed method statement and risk assessment for each discipline of the installation works and monitor the contractor during their works to ensure the works are being undertaken safely and in accordance with the approved MS/RA.
    • Ensure the contractor implements and manages a safe system of electrical energisation and safe isolation procedure.
    • Ensure the contractor manages a hot work system and a riser and plantroom permit to work when required.
    • Attend any necessary Health & Safety training sessions for staff.
    • Liaise directly with statutory undertakers (Thames Water, UKPN, BT Openreach, etc.) to coordinate site access, approvals, and energisation dates.
    • Ensure all MEPH works comply with CDM regulations, site RAMS, and permit-to-work systems.
  5. Site Presentations
    • Ensure the site presentation is maintained to company standards in order to maximise sales potential.
    • Inspect the site on a daily basis and remedy matters arising within an agreed timescale.
    • Ensure that all contractors clean up on a daily basis, and that their storage areas are clean and tidy.
    • Prepare and deliver weekly MEPH progress updates for site management and client teams, including programme status, risks, and mitigation actions.
    • Present technical solutions and compliance strategies during design team meetings and client walkthroughs.
