Chartered Surveyor - The Role
We are currently seeking a Chartered Surveyor to support the Markets Manager in managing and enhancing the Blochairn Market portfolio. This is an exciting opportunity for a qualified professional to play a key role in overseeing lease obligations, optimising income, managing service charges, and improving performance across both wholesale and retail market operations.
Key Responsibilities:
- Manage landlord and tenant matters, including rent reviews, lease renewals, arrears, and new lettings.
- Lead general estates management activities and contribute to asset management strategies.
- Oversee service charge accounting procedures across the commercial investment portfolio.
- Prepare and monitor estate budgets and ensure accuracy in financial reporting.
- Lead negotiations with agents and tenants to secure favourable terms.
- Collaborate with City Property LLP stakeholders, Glasgow City Council, and external partners.
- Create and manage service charge budgets and related financial transactions.
- Produce accurate reports for senior management and committee presentation.
- Develop detailed knowledge of the property portfolio and manage workload efficiently.
- Deputise for the Markets Manager as required.
- Maintain and adhere to Health & Safety and risk management standards.
- Provide out-of-hours standby cover when necessary.
Chartered Surveyor - What we need from you
Key Skills & Experience; Essential:
- Full driving licence.
- Chartered Surveyor (MRICS) status.
- Degree in a relevant discipline.
- Proven experience in lease negotiations and commercial property management.
- Strong knowledge of asset management, property investment, and service charge management.
- Excellent communication, negotiation, and report-writing skills.
- Proficient time management and problem-solving capabilities.
- Familiarity with property management systems.
Desirable:
- Experience preparing property option reports for development opportunities.
- Knowledge of current market trends and technical practices.
Note: All successful candidates will move up one increment after six months' service and 1st April thereafter to the top of the grade (providing they started before 1st October) with cost of living increases applied each year.
