Annualized salary equivalent to $89,356 - $91,728 + benefits, paid vacation, pension, and other perks. Reporting to the Supervisor, Facilities, the Building Operator (Trades) works under minimal supervision to maintain work orders and carry out day‑to‑day repairs and ongoing preventative maintenance for all City‑owned facilities systems specific to their trade. The Building Operator identifies and reports system deficiencies and unsafe working conditions, using safe work practices at all times in accordance with City policies and the Occupational Health and Safety Act. We maintain and improve the City’s buildings and facilities to ensure they are safe, efficient, and well‑designed. Our team handles maintenance, repairs, and construction projects that support City operations and enhance spaces for staff and residents.

Responsibilities

  • Complete planned (PM) and service (SR) requested maintenance tasks pursuant to legislated requirements.
  • Maintain work orders in a computerized maintenance program (CMMS).
  • Demonstrate exemplary customer service skills.
  • Install, repair, service and maintain mechanical, electrical, pneumatic, hydraulic fixtures and HVAC systems.
  • Carry out preventive maintenance program at various City‑owned properties.
  • Report deficiencies and unsafe working conditions.
  • Use mobile devices to access, monitor and utilize Building Automation Systems (BAS).
  • Assist in planning alterations and installations, complete material lists, liaise with consultants, contractors, inspectors, suppliers and departments.
  • Work safely and efficiently according to the Occupational Health and Safety Act and City policy.
  • Read and interpret policy and procedure, manufacturer owner’s manuals.
  • Maintain inventory of building supplies.
  • Other duties as assigned.
  • Respond to building emergencies during evenings and weekends and participate in the on‑call process.

Qualifications

  • High School (Grade 12) graduation or equivalent.
  • Five (5) years of commercial maintenance & troubleshooting experience in applicable trade.
  • Qualification for Carpenter (Red Seal) or Painter and Decorator (Red Seal).
  • Experience with Building Automation Systems an asset.
  • Valid First Aid/CPR Certificate an asset.
  • Compliance training such as Aerial Lift, Confined Space, Fall Arrest, Asbestos Awareness, Type 1 Abatement an asset.
  • Proven knowledge of and experience using Computerized Maintenance Management systems.
  • Ability to work with limited supervision in a team environment or independently.
  • Effective communication skills, verbal and written, with customer service skills.
  • Ability to prepare correspondence, estimates, quotes and tenders using Microsoft and other applications.
  • Ability to read and interpret drawings (blueprints) for existing and new construction/renovation.
  • Problem‑solving skills to ensure timely preparation/repairs with minimal downtime.
  • Ability to work with all tools and equipment as required within respective trade.
  • Good knowledge of Fire Code, CSA Standards and Health & Safety Regulations.
  • Valid Class "G" driver’s licence.
  • Available to respond to building emergencies during evenings and weekends on an on‑call basis.
  • Must be in good physical condition and able to work outside in inclement weather.
  • Basic computer skills / proven comprehension of BAS and CMMS software applications.
  • Requirement to obtain and maintain satisfactory criminal record check, including vulnerable sector.
