City + Capital are currently representing an award-winning property development firm who are heavily involved in developments across the North of the UK. They have retained our services to appoint a proactive and ambitious Property Sales Manager at an exciting time of growth. The role is focussed on the sale of luxury residential developments.

The Company: Our client originally commenced as a property development finance lender and continues to support experienced property developers with access to funds for key property projects today. Over the last decade they have achieved outstanding growth due to success and have expanded out into the managing and completing their own property developments, with a view to selling luxury units at the end of the development cycle. This means they now have a vast number of property developments across the North of the UK (and wider) that require unit sales, to achieve profitable returns. The company is known for its commitment to high-quality construction, innovative design and creating developments that enhance local communities. Their portfolio includes a wide range of residential and mixed-use developments, often focused on luxury and premium sectors of the market.

Role Overview: As Sales Manager, you will work alongside property developers to understand project progress and to be prepared for when units must be marketed and sold. As part of your role, you will monitor the progression of development projects to ensure they are on track to meet key deadlines. From here you will be able to agree launch dates for property and unit sales. You will liaise between the developer and estate agencies to ensure properties are marketed and listed in areas that attract the right clientele, and accurately, in line with valuation and sales potential. Once units and properties are advertised for sale, you will motivate the agencies to drive customer attraction and will undertake your own business development efforts, which may include holding ‘open houses’ and ‘viewings’ directly with prospective buyers. This role is the perfect blend of project management, marketing and sales.

Responsibilities:

  • Liaise with property developers to monitor project completions ahead of sales
  • Engage the relevant sales agencies to market and deliver customer interest
  • Develop and devise marketing materials with the internal team
  • Actively encourage the performance of sales agents to deliver results
  • Consistently review and upgrade the panel of sales agents, on performance
  • Organise open days, exhibitions and viewings for direct clients
  • Act as the key liaison with the developer throughout the sales cycle
  • Ensure key deadlines and SLAs are always met
  • Achieve agreed sales objectives in line with property sales.

The Ideal Individual: The ideal individual for this role is likely to have had some experience in property sales before, whether in the residential and commercial markets. This may have been as an Estate Agent or whilst working in sales for a property development firm. You will be confident, highly engaging and a results-driven individual. You will thrive when managing multiple projects simultaneously & will enjoy working towards sales targets. You’ll be comfortable negotiating deals, managing client relationships, leading projects and ensuring sales are delivered to the highest standard. A flexible approach is essential, with the willingness to travel, stay overnight, and be ‘hands-on’ at open days and show homes when needed.

Requirements:

  • A minimum of 3-5 years’ experience in property sales
  • Experience in or an understanding of property developments beneficial
  • A proven track record of achieving sales and revenue targets
  • A confident communicator with the capacity to pull parties together
  • An exceptional negotiator with the ability to close deals
  • Confident, proactive and able to work independently across multiple sites
  • Flexible, with the ability to travel extensively and work weekends when required
  • Ambitious and keen to grow with the firm

On Offer: Our client is ideally looking to pay up to c£50k as a basic package for the ideal individual, relevant to experience. Higher offers may be considered for exceptional talent and potential. Salary will be complemented by access to our client's highly attractive commission structure, offering commission per unit sold where you've had direct impact, alongside a car allowance, company credit card and comprehensive pension scheme. Our client's explosive growth has been built on promoting talented individuals who deliver results, and with their current pipeline of over 1,000 units in construction, the sales division is expected to continue expanding significantly in scale. Due to the nationwide scope of this role and the hands-on nature of managing multiple residential developments, you will be based in Manchester Monday to Friday with significant travel expected including overnight stays and weekend availability for open days and viewings.
