We are looking for an experienced Property Manager / Accommodation Manager to lead the day-to-day operations of a high-quality student residence in Bristol, ensuring an exceptional living experience and strong commercial performance. You will take full ownership of the property's operations, from compliance and maintenance through to sales, marketing and resident engagement.

The role

  • Oversee all daily site operations, ensuring compliance with policies, health and safety regulations and industry standards, while maintaining a high standard of presentation and maintenance.
  • Maximise occupancy and revenue by managing the end-to-end sales process, conducting engaging viewings, building strong relationships with university partners and implementing local marketing initiatives.
  • Lead on budgeting and cost control, managing rent collection, arrears and P&L performance, while identifying opportunities for additional revenue such as summer lettings.
  • Build and nurture a positive student community, act as the main point of contact for residents, and drive high levels of satisfaction through proactive issue resolution and regular events.
  • Recruit, develop and retain a motivated on-site team, setting clear expectations, supporting performance and championing a culture of high standards and accountability.

About you

  • Proven experience in property or hospitality management, ideally within student accommodation or residential property.
  • Strong leadership skills with a track record of managing and motivating on-site teams.
  • Commercially astute, confident managing budgets, financial performance and compliance.
  • Customer-focused, with excellent communication skills and a student-first mindset.
  • Comfortable working flexibly, including participating in an on-call rota where required.
