You'll be working within a friendly, diverse resident community that holds high standards for safety and service, and expects a warm welcome from the very first interaction.
ROLE EXPECTATIONS
You will be the on-site figurehead for residents and contractors, keeping the development safe, compliant and running smoothly. You'll manage building safety and compliance, coordinate maintenance and cleaning, oversee contractors, and deliver an exceptional resident experience every day. You'll work closely with your Property Manager and central teams to plan works, control costs and communicate clearly with all stakeholders.
WHAT SUCCESS LOOKS LIKE
- Building is well maintained and compliant with the Health & Safety requirements across general and statutory compliance. Building safety obligations are met, with clear reporting and prompt escalation of Mandatory Occurrence Reporting when needed.
- Residents feel listened to and receive timely, helpful responses that resolve issues at the first point of contact.
- The development is visibly well-kept, safe and compliant, with accurate records and proactive maintenance that prevents repeat issues.
- Contractors are well-briefed, work safely and deliver quality on time and to budget.
- Service charge budgets are respected through smart scheduling, supplier value and careful cost control.
- Communications are clear, concise and regular, building trust with residents, the client and internal teams.
HOW YOU'LL SPEND MOST OF YOUR TIME
- Carrying out regular estate inspections, arranging and overseeing planned and reactive maintenance.
- Managing contractor activity on site, including permits to work, RAMS checks and quality/safety sign-off.
- Keeping building safety and compliance documentation up to date, logging incidents and completing reports.
- Welcoming and supporting residents, handling enquiries and resolving issues efficiently.
- Monitoring cleaning, landscaping, gym and car park standards, taking action where improvements are needed.
- Supporting budget control through quote requests, purchase orders, stock management and invoice approvals.

EXPERIENCE THAT HELPS
- Experience managing a residential block or estate, ideally with on-site management responsibility.
- Familiarity with higher-risk buildings and the Building Safety Act, including practical exposure to Mandatory Occurrence Reporting.
- Coordinating contractors, reviewing RAMS and using CAFM or ticketing systems for tasks and compliance tracking.
- Working with service charge budgets, obtaining quotes and monitoring spend against plan.
- Handling resident communications, noticeboards, newsletters and meeting notes to keep everyone informed.
