Job Purpose: To manage every aspect of the maintenance of the building and surrounding environment of the home to a high standard of repair, presentation and readiness. To meet the needs and expectations of our residents, keeping the premises maintained in line with health and safety requirements; adhering to government guidelines.

About the role:

  • Salary: £26,520 per annum.
  • As part of the role you will be expected to be ‘on call’ for out-of-hours emergencies across the four homes on a rota basis (normally 1 week in every 5). The on-call availability payment rate is £150 per on-call period (7 days, including Saturday, Sunday and Bank Holidays).
  • Working hours: 37.5 hours per week - 8am to 4pm - Monday to Friday (unless on call).
  • Experience in a similar role is essential.
  • Full driving licence essential.

Details of responsibilities:

  • Ensure all interior and exterior parts of the home are maintained to a high standard.
  • Carry out or arrange to be carried out, planned and responsive maintenance and improvement works as required.
  • Regularly review the maintenance of the buildings and their grounds; anticipating and solving problems in a timely manner and identifying opportunities for improvement.
  • Maintain compliance with standards, ensuring checks, audits and records are accurate and up to date.
  • Manage stock, equipment and resources; maintaining adequate levels of spares and ordering materials as required.
  • Liaise and report weekly to the Home Manager and Health and Safety Lead on works that are required and those that have been completed.
  • Be pro‑active in making recommendations for improving property operations and solving maintenance related problems.
  • Check the diary on a daily basis for repairs requested.
  • Maintaining records of inspection of buildings, plant and services.
  • Monitor the correct operation of plant, building services, equipment and tools.
  • Ensure compliance with Health and Safety regulations at all times.
  • Provide some on‑call support in times of emergency.

Physical Demands: This is a physically demanding job. You will be expected to have the stamina to handle all types of materials, tools and equipment, within safe handling guidelines, at any site across the group and throughout the working day.

Environmental Conditions: As well as internal work you will be expected to work outside in different weather conditions including hot and cold weather and rain.

Sensory Demands: You may be exposed to unpleasant sights and smells. You may at times be in proximity to dangerous and/or toxic substances and must take necessary precautions to protect eyes, nose and skin from irritation and infection.

Health and Safety: To comply with all regulations regarding the Health & Safety Policy and procedures and to be aware of safety hazards at the home. Be aware of any risk assessments, follow method statements or safe systems of work including manual handling and lifting procedures.

Safety Work Wear / PPE: The company will reimburse you for the following: Safety boots (1 pair within a 12 month period) up to the value of £40 per pair. Safety trousers with padded knees (up to 2 pairs within a 12 month period) up to the value of £25 per pair. Other PPE such as gloves, face masks and waterproof coat will be provided as required. Uniform also provided (t-shirts, jumper, waterproof jacket).
