This is a pivotal position responsible for:
- Preparing and submitting detailed design and construction information
- Producing technical viability assessments
- Securing planning and technical approvals
- Providing technical support throughout the build process
You will combine strong in-house design capability with the ability to manage external consultants and work collaboratively with Local Planning Authorities to deliver commercially viable, policy-compliant, high-quality placemaking solutions. You will also play a key role in strengthening and developing the wider Design Team.
Key Responsibilities
Health, Safety & Environment
- Strong working knowledge of CDM, BSA, Health & Safety and Environmental regulations
- Proactively design out risk
- Understand ecological and environmental constraints
- Input into Environmental Action Plans
- Support implementation of CDM, EMS and BSA processes
Land, Planning & Community Engagement
- In-depth understanding of UK planning policy and legislation
- Manage community consultations
- Appoint and manage consultant teams for applications and appeals
- Secure commercially viable planning approvals
- Optimise planning submissions to meet customer and business needs
- Evaluate development opportunities and site acquisitions
- Contribute to viability assessments and negotiations
- Discharge planning conditions in line with programme
Pre-Development Management
- Produce layouts and design packages for viability and planning
- Ensure compliance with Building Regulations and statutory authorities
- Liaise with planners, highways, water authorities, engineers and NHBC
- Value engineer technical solutions
- Manage consultant fees and budgets
- Deliver high-quality coordinated design information
- Understand affordable housing policy and delivery
Development Management
- Provide technical support to site and regional teams
- Manage product and site documentation
- Resolve technical queries with NHBC and site teams
- Prepare and maintain legal plans
About You
- Degree qualified in Planning, Architecture or related discipline (or equivalent experience)
- Minimum 5 years experience within housebuilding, development or consultancy
- Strong background in planning and development
- Commercially aware with strong viability understanding
- Excellent communicator with the ability to influence at all levels
- Proactive, self-motivated and solutions-focused
