About the Role
We are seeking an experienced and commercially minded Head of Property Management to lead and oversee our property management department in Central London. This is a senior leadership role responsible for managing the full property management function, ensuring operational excellence, delivering a high level of service to landlords and tenants, and maintaining full compliance with current and upcoming legislation, including the Renters’ Rights Act. You will lead an existing team of Property Managers and a Property Management Coordinator, drive performance, improve processes, and ensure our portfolio of residential properties is managed efficiently, professionally, and to a premium standard.
Key Responsibilities
- Lead and manage the property management team, including two Property Managers and one Coordinator
- Set clear KPIs, performance standards, and accountability across the department
- Provide training, structure, and ongoing team development
- Act as the escalation point for complex property management issues and complaints
Property Management Oversight
- Oversee the full lifecycle of property management across the residential portfolio
- Ensure all maintenance issues are handled promptly and efficiently
- Monitor response and resolution times to maintain high service standards
- Ensure properties are consistently maintained to a premium standard
Contractor and Cost Management
- Manage and optimise contractor relationships
- Ensure works are carried out at competitive, market-aligned pricing
- Implement processes for obtaining quotes and controlling spend
- Monitor and report on maintenance costs across the portfolio
Client and Service Delivery
- Deliver a high level of service to both landlords and tenants
- Build and maintain strong landlord relationships
- Ensure tenant satisfaction through responsive and professional communication
- Handle escalated issues and complaints efficiently and professionally
Compliance and Process Improvement
- Ensure full compliance across the property portfolio at all times
- Lead the implementation of the Renters’ Rights Act across the department
- Continuously review and improve processes in line with legislation and best practice
- Maintain compliance trackers and conduct regular audits
Skills and Experience Required
Experience
- Minimum 5+ years’ experience in a senior property management or leadership role
- Proven experience managing high-end or prime leasehold residential properties
- Experience within a large, structured agency environment
- Demonstrated experience managing a team and overseeing a full property portfolio
Knowledge
- Strong understanding of UK property management and compliance requirements
- Solid experience with leasehold properties
- Up-to-date knowledge of current and upcoming legislation, including the Renters’ Rights Act
Skills
- Strong leadership and team management ability
- Excellent organisational and problem-solving skills
- Commercial awareness, particularly around cost control and contractor management
