Charwin Homes Ltd is a new residential developer looking to deliver new projects across the Home Counties and Midlands. With a strong financially secured pipeline of ongoing and upcoming developments, we now have a new opportunity for a Sales & Marketing Manager to join us from the private house building industry.
This exciting opportunity is for a Sales & Marketing Manager to join our team within Charwin Homes Ltd, at our offices in Litlington, Cambridgeshire SG8 0SS. As our Sales & Marketing Manager, you will take the lead along with our Sale Negotiators with the day-to-day sales and marketing activities across our developments delivering excellent customer service on our residential projects located in Bedfordshire, Essex, Norfolk and Leicestershire.
The ideal candidate will have experience in customer-facing roles and sales negotiation, along with strong administration and communication skills. This is a hands-on, fast-paced role with lots of variety. You’ll work closely with the internal teams in executing sales processes with customers ensuring and maintaining accurate records and documentation are kept. You will demonstrate a proven active approach to sales & marketing, working within a team environment from the project's inception through to its completion.
Key Responsibilities- Executing sales processes with customers.
- Maintaining accurate records and documentation.
- Delivering successful sales across multiple sites.
- Lead the creation and delivery of sales and marketing strategy for each development.
- Develop brand identity, campaign messaging and creative assets tailored to local audiences.
- Manage delivery of brochures, signage, websites, hoardings, print and digital advertising.
- Oversee show home and sales office setup—including fit-out, landscaping and signage.
- Launch and manage campaigns to support sales targets across digital, PR and traditional channels.
- Own and track marketing budgets, ensuring cost-effective delivery.
- Maintain and update website and microsite content for accuracy and engagement.
- Coordinate photography, videography and social content to showcase milestones.
- Support and guide junior team members where applicable.
- Completion of all necessary Health, Safety & Environmental documents, in line with Company policy.
- Comply with the company life cycle of Site processes.
- Assist in legal and sales handover meetings.
- Carry out monthly site visits and sales status reports for Progress Meetings.
- Skilled budget manager with attention to cost control.
- Strong marketing & sales experience, ideally in housebuilding or residential property.
- Confident campaign planner with experience in brand development.
- Knowledge of digital marketing, social media, and print production.
- Excellent written, visual and project management skills.
- Comfortable working with internal teams and external consultants/suppliers.
- Strong leadership, with a collaborative and proactive approach.
- Able to manage multiple projects and hit deadlines with precision.

- Full Current UK Driving License or equivalent.
- Excellent organisation and time management with ability to multi-task.
