We are an emerging Block and Estate Management business focused on delivering best-in-class management of residential leasehold and freehold portfolios. Our vision is to build a modern, scalable platform that combines operational excellence, compliance discipline, and high-quality customer service — underpinned by strong technology and data infrastructure.
We are backed by an established residential property investor with a track record of building large scale institutional platforms in both the UK and US. We have a secure pipeline of 15,000 units with a plan to grow this significantly and at pace. We are committed to institutionalising the business to meet the highest operational and governance standards, and our growth plans include strategic acquisitions and service innovation alongside organic growth.
Role Overview
The business will employ numerous block managers across England and Wales. Each block manager will be responsible for the efficient running of their portfolio of properties (~900 units), handling all aspects from the organisation of routine maintenance to financial budgeting and health & safety compliance.
As the business scales, significant focus will be placed upon embedding the right technology allowing each property manager to focus on the elements that maximise customer service delivery. Our block managers will be trained to step beyond the industry standard. Transparency is at the heart of their role; we expect full engagement with customers and a long-term ‘asset management’ approach to maintenance, rather than the industry norm of reactive maintenance.
Key Responsibilities
- Asset Management
- Regularly visit the properties to inspect for wants of repair and hazards
- Organise all reactive and proactive maintenance along with routine servicing of life-safety systems
- With input from relevant stakeholders, maintain and improve asset value through long-term maintenance plans
- Monitor contractor performance and ensure customers are receiving sufficient value for money
- With the assistance of building surveyors, and the input of customers, spec and tender major works and maintain oversight of the project throughout
- Take ownership of the building’s finances and long-term maintenance plan through effective budgeting and transparent accounting
- Routine inspection of the debtor position at each property. Liaise directly with customers to establish why payment is not forthcoming and with the credit control team to approve any steps of escalation.
- Where necessary, liaise with external solicitors and assist with litigation action/hearings
- Maintain an industry-leading understanding of the legal requirements placed upon building owners and managers through ongoing training and CPD
- Maintain the requisite level of qualification to operate in your role
- Ensure your portfolio (and those sub-contractors working on it) maintains full compliance with legislative and regulatory standards
- Proactively engage with the customers to ascertain their individual objectives for the building
- Regularly attend meetings with freeholder and RMC clients to deliver updates on specific projects or general roadmap of management
- Provide transparent communication to line management on operational performance, risk, milestones, and outcomes
- Represent the business in industry forums and engage with other external bodies as required

Candidate Profile
Experience
- Current residential block management experience is essential.
- Demonstrated experience of successfully maintaining a portfolio of assets.
- Strong understanding of leasehold legislation, customer engagement, risk, and compliance.
Skills & Attributes
- Relevant professional qualifications are essential (ATPI/ MTPI / FTPI or RICS)
- Strong communicator with ability to distil complex contractual/legal concepts into transparent and concise language
- Experience with Qube
- Good understanding of building pathology
- Adept problem-solver who is able to think critically and seek alternative solutions
- Commercially minded with long-term view of building management
- Passionate about driving standards within the real estate sector and delivering class-leading service
