Within the team, we have the full range of experts needed to advise throughout the entire property asset life-cycle from planning, investment and management advice to sale, redevelopment or onward sale and leaseback. We advise on every aspect of commercial property, at all levels of the team and we strive for excellence and empower our colleagues to do so.
This role requires a proactive approach to managing property transactions, ensuring all processes are completed accurately and on time. The Paralegal will work closely with conveyancer, clients, and other stakeholders to facilitate smooth and successful property exchanges.
Roles and Responsibilities- Draft contracts, transfers, and leases, incorporating relevant plot-specific clauses, and send drafts to conveyancers for approval;
- Communicate with clients to issue papers and provide updates on transaction progress;
- Send contracts to clients for approval and manage any client queries;
- Track live plots and send reminders or request updates regularly to facilitate prompt exchanges;
- Update Liberate with any agreed amendments, updates, or dates;
- Save authority documents into Liberate and update with relevant details;
- Determine if clients will sign contracts themselves and manage the signing process. If yes, send contracts for client signing and await receipt of signed contracts. If no, send authority to exchange/sign to clients with all necessary information;
- Obtain signing authority from clients and pass to site setup;
- Issue engrossments to Bsol and prepare completion notices for conveyancer approval;
- Prepare completion statements and reports for conveyancer approval;
- Verify receipt of deposits and developer-signed transfers/leases;
- Send reservation requests to the Client Service Administrator (CSA) for input into the Liberate system;
- Issue TA13 and approved completion statements to Bsol;
- Confirm Bsols are holding counterpart leases/transfers;
- Check in with Bsol on the morning of completion regarding funds;
- Request CSA to arrange payments of completion funds to correct bank accounts;
- Send RX4s and certificates to Bsol with copies of completed documents;
- Chase counterpart leases if not received and ensure they match engrossment versions;
- Support fee earners with the day to day running of files;
- Comply with all relevant legal and regulatory obligations including the Solicitors Regulation Authority (SRA) Standards and Regulations, and Principles.
- Confident to work autonomously and as part of a team;
- Demonstrate excellent IT skills including Excel, Word, Worksite and preferably use of a case management system;
- Organised and capable of running a significant number of files and work matters simultaneously;
- Have the ability to develop effective working relations at all levels;
- Confident in both verbal and written communication with a diverse range of clients;
- Have a flexible approach and willing to go the extra mile.
