About the team
Investec Real Estate provides residential and commercial development and investment finance to family offices, ultra-high-net-worth individuals, privately owned developers and investors across the UK real estate market.
You'll join the Private Client Real Estate team and work closely with the Head of Private Client Real Estate, Team Leader, Originators and colleagues across Operations, Credit, On-boarding and Legal, as well as external valuers, monitoring surveyors and legal counsel.
What will I be doing?
As a Real Estate Analyst, you'll support the Real Estate Consultants with the origination and ongoing management of property loans across a range of real estate sectors. You'll combine detailed financial analysis with effective transaction execution and a high-quality client experience.
- Manage the existing loan book, including annual reviews, development drawdowns, loan extensions and increases, restructuring, renegotiation of facility terms and ad hoc client requests.
- Work with Operations, On-boarding, Credit and in-house Legal, alongside external valuers, monitoring surveyors and legal counsel, to manage the portfolio and progress new opportunities.
- Build and interrogate asset-backed and corporate-backed cash flow models from scratch.
- Propose appropriate transaction structures, including pricing, leverage, covenants and security, and prepare term sheets and Credit Committee papers for new deals.
- Complete detailed analysis of new transactions, including scenario and sensitivity testing.
- Undertake robust financial analysis of sponsors, guarantors, contractors and other parties involved in the delivery of development or investment projects.
- Attend client meetings, support the negotiation of terms and assist with presenting transactions to Credit Committee for approval.
- Following approval, manage the legal execution process with internal and external Legal Counsel, Operations and On-boarding through to completion.
- Where required, support the Syndication Team with third-party syndications or pre-placements of larger loan facilities, including due diligence and legal execution with partner lenders.
What do I need to bring?
- Knowledge of the UK property market and real estate finance, with development lending experience beneficial.
- An understanding of property valuation principles, including the comparable method, discounted cash flow and direct capitalisation.
- An understanding of the key commercial and legal terms used in real estate finance transactions.
- Strong financial modelling, valuation, analytical and numerical skills, including real estate modelling experience.
- The ability to carry out thorough financial analysis of businesses and personal net asset value statements.
- The ability to identify material business and credit risks.
- Knowledge of real estate lending procedures, including credit and drawdown matters.
- An understanding of the relevant regulatory environment and the ability to follow appropriate compliance processes and procedures.

Qualifications and additional experience
ACA or equivalent, or CFA qualifications, are preferred but not essential. Previous real estate finance or property lending experience and knowledge of LMA real estate finance documentation would also be helpful.
