What You’ll Be Doing
- Lettings Strategy & Lease-Up Management
- Drive leasing strategies to maximise occupancy and rental income.
- Advise on pricing through scheme and property appraisals.
- Lead lease-up campaigns and deliver occupancy targets on time.
- Monitor market trends and competitor activity to refine strategy.
- Build strong relationships with partner agencies, relocation agents, and employers.
- Customer Journey & Resident Experience
- Oversee the full leasing journey to ensure a consistent, high‑quality customer experience.
- Use feedback and service metrics to enhance satisfaction and conversion.
- Coach teams on service excellence and communication standards.
- Track retention performance and support resident loyalty initiatives.
- Lettings Administration & Compliance
- Ensure all lettings processes are accurate, compliant, and regulation‑aligned.
- Oversee referencing, right‑to‑rent checks, tenancy documentation, and data accuracy.
- Maintain up‑to‑date compliance knowledge and implement required changes.
- Revenue Management
- Support pricing strategy, rental recommendations, and revenue optimisation.
- Negotiate rental offers to secure strong commercial outcomes.
- Review pipeline, conversion, and financial KPIs to drive performance.
- Work with finance and operations on budgeting and forecasting.
- Marketing & Demand Generation
- Partner with marketing to deliver demand‑driving campaigns and digital activity.
- Ensure listings and marketing materials are accurate and on‑brand.
- Analyse campaign performance and provide insights for improvement.
- Team Leadership & Development
- Lead, mentor, and develop on‑site lettings teams across the portfolio.
- Deliver training on sales, compliance, systems, and customer service.
- Foster a culture of accountability, performance, and continuous improvement.
- Client Reporting & Stakeholder Engagement
- Produce clear, timely lettings reports, dashboards, and performance insights.
- Present results, trends, and strategic recommendations to clients.
- Build strong relationships with internal teams and external stakeholders.
What You Need To Succeed
- Proven experience in Build to Rent, residential lettings, or property operations.
- Strong knowledge of lettings legislation, compliance, and operational risk management.
- Demonstrated success in lease‑up delivery, revenue performance, and data‑driven decision‑making.
- Excellent leadership, communication, and stakeholder‑management skills.
- Customer‑focused approach with the ability to handle complex situations professionally.
