What You’ll Be Doing
- Conduct routine inspections of internal and external communal areas to identify maintenance issues, defects and potential health and safety risks.
- Supervise and manage contractors on site, including carrying out inductions, monitoring performance and ensuring adherence to safe working practices.
- Coordinate reactive maintenance by raising work orders, obtaining quotations and ensuring works are completed to the required standard.
- Support the Property Manager in the preparation of annual budgets, contractor retendering processes and supplier performance reviews.
- Carry out routine checks of building systems, including fire alarms, emergency lighting, smoke ventilation systems and lift communication lines, and arrange servicing where required.
- Manage the procurement and stock control of site supplies and consumables.
- Oversee refuse management arrangements, ensuring bin storage areas are maintained and accessible for scheduled collections.
- Ensure CCTV systems, access control processes and key management procedures are properly maintained and documented.
- Record communal utility meter readings as required.
- Enforce estate regulations, including parking controls, in accordance with lease agreements and estate rules.
- Respond to resident queries in a professional and timely manner, resolving issues where possible and escalating when necessary.
- Maintain accurate site records, support resident communications and contribute to management and Directors’ reports where required.
- Ensure full compliance with all site procedures, company policies and relevant Health and Safety regulations.
