What you’ll be doing
- Conduct regular inspections to monitor building condition and compliance.
- Identify risks and improvement opportunities, ensuring corrective actions are implemented.
- Organize, manage and oversee routine and reactive maintenance programs.
- Manage contractors and suppliers, ensuring quality and timely delivery.
- Lead tendering processes for hard asset maintenance and soft services (e.g., cleaning, security, landscaping) collaborating with the Procurement team as needed.
- Evaluate bids, negotiate contracts, and ensure value for money.
- Maintain statutory compliance across all sites. Keep accurate records of certifications and remedial actions.
- Support the Property Manager in developing long-term maintenance strategies and capital expenditure projects.
- Provide technical input for major works and assist in contractor selection.
- Contribute to service charge budgets by providing accurate contract costs, repair budgets, and forecasts for longer-term works.
- Work closely with the Property Manager (who is responsible for service charges and client/customer relationships), site-based teams, and administrative assistant for scheduling and reporting.
- You will work together to achieve KPIs specific to your role and portfolio.
What you need to succeed
- Strong knowledge of building services, maintenance processes, and compliance requirements.
- Proven experience in maintenance management and tendering processes.
- Excellent organizational and negotiation skills.
- Ability to manage multiple sites and contractors effectively.
- Desirable: Membership of IWFM (Institute of Workplace and Facilities Management), IOSH, or similar professional bodies.
