What you’ll be doing

  • Conduct regular inspections to monitor building condition and compliance.
  • Identify risks and improvement opportunities, ensuring corrective actions are implemented.
  • Organize, manage and oversee routine and reactive maintenance programs.
  • Manage contractors and suppliers, ensuring quality and timely delivery.
  • Lead tendering processes for hard asset maintenance and soft services (e.g., cleaning, security, landscaping) collaborating with the Procurement team as needed.
  • Evaluate bids, negotiate contracts, and ensure value for money.
  • Maintain statutory compliance across all sites.
  • Keep accurate records of certifications and remedial actions.
  • Support the Property Manager in developing long-term maintenance strategies and capital expenditure projects.
  • Provide technical input for major works and assist in contractor selection.
  • Contribute to service charge budgets by providing accurate contract costs, repair budgets, and forecasts for longer-term works.
  • Work closely with the Property Manager (who is responsible for service charges and client/customer relationships), site-based teams, and administrative assistant for scheduling and reporting.
  • You will work together to achieve KPIs specific to your role and portfolio.

What you need to succeed

  • Strong knowledge of building services, maintenance processes, and compliance requirements.
  • Proven experience in maintenance management and tendering processes.
  • Excellent organizational and negotiation skills.
  • Ability to manage multiple sites and contractors effectively.
  • Desirable: Membership of IWFM (Institute of Workplace and Facilities Management), IOSH, or similar professional bodies.
