About the Role
We are looking for a proactive and personable Senior Block Property Manager to take over a well-managed portfolio of RMC and RTM developments. This is an exciting opportunity for a professional who takes pride in delivering excellent service, is confident in dealing with fire safety and cladding remediation issues, and wants to step into a role with strong existing relationships and established site standards.
Key Responsibilities
- Portfolio Management: Take full ownership of a portfolio of well-maintained RMC & RTM sites, ensuring continuity of high service standards.
- Fire Safety & Cladding: Oversee ongoing and historic cladding remediation and fire safety projects, ensuring compliance with current legislation and smooth communication with all stakeholders.
- Client Relationships: Build and maintain strong, respectful relationships with RMC directors and leaseholders; provide confident, strategic advice with a solutions-focused mindset.
- Service Charge Budgets: Prepare and manage service charge budgets with multiple schedules, ensuring transparency and financial accountability.
- Compliance: Ensure all buildings meet fire safety and general building compliance requirements, including regular risk assessments and remedial follow-ups.
- Contractor & Staff Management: Oversee on-site staff and contractors, ensuring works are delivered efficiently and to high standards.
- Meetings & Communication: Lead AGMs, resident meetings, and site inspections, supported by a dedicated assistant. Deliver clear, professional reports and updates.
- System Use: Utilise property management systems to monitor compliance, track tasks, and drive portfolio efficiency.
Requirements
- Experience: Minimum of 5 years’ experience managing your own residential leasehold portfolio.
- Fire Safety Knowledge: Demonstrated exposure to cladding issues, EWS1 processes, and fire safety compliance works.
- Qualifications: Must hold the ATPI qualification (or higher).
- Communication Skills: Friendly, professional personality with the ability to communicate clearly and positively with clients and residents.
- Problem Solver: Positive, can-do attitude with a proactive approach to problem-solving and client service.
- Organisational Skills: Strong time management and ability to work independently with support from a dedicated assistant.
