Residential Leasehold Manager (12-Month Fixed-Term Contract)
Location: South East England (outside Central London)
Contract: 12-Month Fixed-Term Contract, with the potential to become permanent
Salary: Up to £38,000 per annum, increasing to £40,000 upon successful completion of probation
Reports to: Senior Property Management Team
Role Overview:
We are seeking an experienced Residential Leasehold Manager to deliver a professional leasehold management service across a residential property portfolio. The successful candidate will ensure compliance with lease obligations, statutory requirements and industry best practice while providing excellent customer service to leaseholders, resident management companies, freeholders and internal stakeholders.
The role requires strong technical knowledge of residential leasehold management, excellent organisational skills and the ability to manage a varied caseload while maintaining high standards of compliance and customer care.
Key Responsibilities:
Leasehold Management & Compliance

Interpret residential leases and apply lease obligations relating to repairs, service charges, insurance, covenants and landlord responsibilities.

Ensure compliance with relevant leasehold legislation and statutory consultation requirements, including Section 20.

Manage leaseholder enquiries, permissions, licence requests, covenant breaches and other routine casework.

Maintain accurate records and ensure compliance with current legislation and recognised industry standards.
Property & Building Management:

Coordinate statutory compliance inspections, including fire safety, electrical testing and water hygiene.

Monitor communal areas and ensure health and safety obligations are met.

Oversee contractors and managing agents to ensure agreed service standards are achieved.

Manage repairs, maintenance and estate-related issues through to resolution.
Financial Management:

Assist with service charge budgeting, forecasting and expenditure monitoring.

Support reserve fund management and accurate allocation of costs.

Assist with service charge queries, arrears recovery and financial reporting.

Communicate clearly with leaseholders regarding service charges and major works.
Customer & Stakeholder Management:

Act as the main point of contact for leaseholders and other stakeholders.

Handle complaints, disputes and escalated matters professionally.

Attend site inspections, resident meetings and AGMs where required.

Build positive working relationships with contractors, consultants and residents.
Case Management & Reporting:

Manage leasehold disputes, including covenant breaches and antisocial behaviour matters.

Prepare documentation for legal proceedings and tribunal cases where required.

Maintain accurate compliance records and management reports.

Ensure work is delivered in accordance with recognised professional and ethical standards.
Person Specification:
Essential:

Experience managing a residential leasehold or block management portfolio.

Strong understanding of residential leasehold legislation and service charge management.

Ability to interpret leases and apply legal and contractual obligations.

Good financial awareness, including service charge budgeting and expenditure monitoring.

Excellent communication, organisational and customer service skills.

Ability to manage competing priorities and a varied workload.

Experience:

Approximately 2–5 years' experience within residential leasehold or block management.

Experience of service charge administration, Section 20 consultations and lease interpretation.

Experience working with contractors, managing agents, resident management companies or similar stakeholders.
