Criterion Capital is seeking a highly commercial Senior Commercial Property Manager to take ownership of a complex portfolio, driving performance, controlling costs, and delivering strategic operational improvements. Working closely with Asset Management, the role plays a key part in maximising asset value, supporting leasing strategy, and leading portfolio performance.
- Portfolio & Asset Management
- Take strategic ownership of complex, mixed-use assets with a focus on value enhancement.
- Work closely with Asset Management to drive NOI growth and asset positioning.
- Identify inefficiencies and opportunities for cost savings and income generation.
- Support leasing strategy including space utilisation and tenant mix.
- Financial & Service Charge Management
- Lead complex service charge budgets with a proactive cost control approach.
- Oversee service charge reconciliations ensuring accuracy and transparency.
- Drive service charge strategy balancing cost efficiency and occupier experience.
- Work with accounts to refine forecasts and challenge financial assumptions.
- Scrutinise expenditure and supplier performance to ensure best value.
- Facilities, Projects & Operational Delivery
- Provide senior oversight of FM delivery with a focus on performance and accountability.
- Lead procurement and tendering to achieve optimal commercial outcomes.
- Deliver value-add projects, refurbishments, and operational improvements.
- Resolve operational challenges in a proactive and hands-on manner.
- Tenant & Stakeholder Engagement
- Build strong relationships with key occupiers.
- Manage complex tenant matters including retention and income protection.
