Criterion Capital is seeking a Commercial Property Manager to oversee and enhance our portfolio of commercial properties in London. As a Commercial Property Manager, you will be responsible for overseeing the day-to-day management of our commercial property portfolio in London and nationwide. You will play a crucial role in ensuring the efficient operation, financial success, and tenant satisfaction of our properties and work closely with and report to our Estates and Commercial Property Manager.
Key Responsibilities:
- Property Management: Supervise the day-to-day management of commercial properties, including leasing, maintenance, and tenant relations. Conduct regular property inspections to ensure compliance with safety, health, and environmental regulations. Coordinate repairs, renovations, and maintenance activities to maintain property standards and enhance tenant satisfaction. Manage vendor relationships, negotiate contracts, and oversee service agreements to ensure cost-effectiveness and quality.
- Tenant Relations: Foster positive relationships with tenants, addressing inquiries, concerns, and requests promptly and professionally. Facilitate lease negotiations, renewals, and terminations, ensuring compliance with legal and contractual obligations. Serve as a liaison between tenants and property owners, providing updates on property performance and addressing any issues or disputes.
- Financial Management: Prepare and manage service charge budgets, forecasts, and financial reports, monitoring revenue, expenses, and variances. Monitor rent collection, lease compliance, and expense payments to optimize property profitability and cash flow. Implement cost-saving measures and revenue-enhancement strategies to enhance property performance and value.
- Compliance and Risk Management: Ensure compliance with all relevant laws, regulations, and industry standards. Identify and mitigate potential risks and liabilities associated with property operations, insurance, and legal matters. Stay informed about market trends and property values. Assist and liaise with our existing Asset Management ‘Gatekeeping’ team to ensure risk is minimised and value enhanced.
