Criterion Capital is seeking a Design Manager to lead the design development process and the consultant teams for our HRB residential projects from RIBA Stage 3 to completion. The Design Manager will be responsible for managing the entire design process and consultant teams, ensuring that design solutions meet client and the ERs, project cost and timescale goals, and all relevant regulatory requirements.
The ideal candidate will have residential (HRB) projects experience, good knowledge of the BSA and the new regulatory framework (Gateway 1, 2 and 3), and rounded experience on residential projects delivery (Fit Out, Envelope and Services).
Job Overview- Manage and oversee the consultant and contractor design process for our HRB projects, ensuring all consultants’ designs meet the project’s functional, aesthetic, and technical requirements.
- Monitor the Consultants deliverables and programs for each stage, and the preparation of the Gateway 2 and Gateway 3 submissions.
- Identify and recommend early involvement of specialist packages and coordinate the work of external specialist contractors and suppliers, to ensure alignment with project goals for submission to Gateway 2.
- Collaborate closely with the project management and operations team to ensure designs are aligned with project scope, budget, and programme and the relevant information has been shared between the project team.
- Serve as the primary point of contact for all design-related matters related to the project(s), communicating effectively with clients, project managers, and construction teams.
- Facilitate design review meetings with stakeholders to present concepts, obtain feedback, and refine designs to achieve final approvals.
- Identify and proactively address potential design challenges and risks that could impact costs, timelines, or project feasibility.
- Incorporate sustainable design principles into all projects, ensuring that designs minimize environmental impact and adhere to green building standards where applicable.
- Ensure the Consultant information format and output as well as production of all design documentation is accurate, complete, and clear.
- Support the construction stage post Gateway 2 approval, by managing on behalf of the Principal Contractor all relevant BSA duty holder process.
- Contribute to the project QA/QC processes required to be established before BSR approval, to ensure that the agreed design is closely controlled on site.
- A minimum of 5 years’ industry experience in consultancy and/or design manager roles within main contract or developer business.
- Experience as a Design Manager or similar role, preferably in HRB residential, or related fields.
- Bachelor’s degree in architecture, or a related field.
- Ability to manage design teams and coordinate with multiple stakeholders.
- Knowledge of design processes under the BSA and for the BSR, through detailed design and documentation.
- Experience in managing design projects within budget and to the highest quality standards.
- Understanding of construction methods and how design choices impact project feasibility and costs and achieve compliance with current building regulations.
- Proficiency in design software (e.g., AutoCAD, Revit, SketchUp) and familiarity with project management tools (Procore).
