We are seeking an experienced and commercially minded Building Fabric Senior Buyer to support the delivery of reactive maintenance, small works, and building fabric projects across our operations. This is a fast-paced, office-based role that combines operational supervision, technical support, procurement, materials coordination, and supplier management responsibilities. The successful candidate will oversee a high volume of maintenance works, support engineers across multiple trades, and ensure projects are delivered efficiently, safely, and cost-effectively.
The role is ideal for someone with a strong background in building maintenance or construction who can confidently coordinate works, source materials, manage supplier relationships, and provide practical technical guidance within a demanding environment.
Key Responsibilities- Supervise and oversee building fabric and maintenance works across multiple workstreams
- Coordinate reactive maintenance, planned maintenance, and small works projects
- Provide technical guidance and support to engineers across trades including carpentry, plumbing, roofing, brickwork, and general building maintenance
- Review, prepare, and manage quotations and estimates for reactive and planned works
- Assess job requirements and ensure correct scopes of work and materials are identified
- Order materials, equipment, and subcontractor requirements for ongoing works – always pushing for best price
- Compile and monitor weekly “awaiting materials” reports
- Chase suppliers to ensure materials are delivered within required timescales
- Obtain competitive and comparative pricing for stock, materials, and supplier services
- Liaise with suppliers to negotiate pricing and improve overall cost efficiency
- Maintain and develop approved supplier and subcontractor relationships
- Monitor materials ordered status and ensure jobs are progressed efficiently for scheduling
- Monitor workloads, prioritise jobs, and ensure service level agreements and deadlines are achieved
- Resolve technical issues and provide practical, cost-effective solutions
- Maintain accurate records relating to purchasing, quotations, supplier pricing, stock, and job progress
- Ensure works are delivered in line with health and safety requirements and company standards
- Strong background in building maintenance, construction, or building fabric works
- Good all-round knowledge of multiple trades including carpentry, plumbing, roofing, bricklaying, and general maintenance
- Experience in estimating, quoting, and job scoping
- Previous experience within procurement, purchasing, stock control, or supplier management
- Ability to manage a high volume of work within a fast-paced environment
- Strong organisational, communication, and problem-solving skills
- Confident supporting engineers and making technical decisions
- Good commercial awareness with an understanding of cost control and budgeting
- Competent with office systems, purchasing systems, and administration
