Electrical Maintenance Engineer – FM Service Provider

Winnersh, Berkshire — Up to £45,000 per annum.

An exciting opportunity with a leading FM service provider based in Winnersh, Berkshire. We are recruiting a multi‑skilled Electrical Maintenance Engineer for a static, site‑based role within a large, prestigious commercial building estate.

Successful candidates will be fully qualified Electrical Maintenance Engineers holding a City & Guilds / NVQ Level 2 (minimum) or Level 3 qualification, with a proven track record in commercial building maintenance.

Responsibilities

  • Carry out electrical‑biased M&E and fabric planned and reactive maintenance as part of a close‑knit team of three engineers, working alongside an on‑site supervisor.
  • Provide all landlord services across the building.
  • Demonstrate hands‑on knowledge and experience in the following areas:

Electrical

  • Lighting – small installations, fault‑finding, lamping, ballast changes, control panels, and power distribution.
  • Emergency lighting testing and certification.
  • Fire alarm testing.
  • UPS systems – monitoring and taking readings.
  • Pressurisation units.
  • BMS – monitoring hot and cold systems.

Mechanical & HVAC

  • HVAC plant and plant room maintenance.
  • Air conditioning – air handling units and fan coil units (filter changes and cleaning).
  • Chillers – monitoring and resets.
  • Pumps, motors and cooling tower maintenance.
  • Water treatment – temperature checks (non‑dosing).

Fabric & General

  • Plumbing – unblocking toilets, changing taps, seals, etc.
  • General building fabric maintenance.
  • Escorting and overseeing sub‑contractors.

Schedule

  • Monday to Friday, 08:00‑17:00 – 40‑hour week.
  • Overtime available at weekends (rotating shifts).
  • No call‑out requirement.

Requirements

  • Electrical qualification – C&G 2330 / NVQ Level 2 (minimum), Level 3 preferred.
  • 18th Edition Wiring Regulations (BS 7671) – essential.
  • Copies of all trade certificates required upon application.
  • Proven track record in commercial or property maintenance.
  • Strong customer service and communication skills.
  • Reliable, honest and hardworking.
