Electrical Maintenance Engineer – FM Service Provider
Winnersh, Berkshire — Up to £45,000 per annum.
An exciting opportunity with a leading FM service provider based in Winnersh, Berkshire. We are recruiting a multi‑skilled Electrical Maintenance Engineer for a static, site‑based role within a large, prestigious commercial building estate.
Successful candidates will be fully qualified Electrical Maintenance Engineers holding a City & Guilds / NVQ Level 2 (minimum) or Level 3 qualification, with a proven track record in commercial building maintenance.
Responsibilities
- Carry out electrical‑biased M&E and fabric planned and reactive maintenance as part of a close‑knit team of three engineers, working alongside an on‑site supervisor.
- Provide all landlord services across the building.
- Demonstrate hands‑on knowledge and experience in the following areas:
Electrical
- Lighting – small installations, fault‑finding, lamping, ballast changes, control panels, and power distribution.
- Emergency lighting testing and certification.
- Fire alarm testing.
- UPS systems – monitoring and taking readings.
- Pressurisation units.
- BMS – monitoring hot and cold systems.
Mechanical & HVAC
- HVAC plant and plant room maintenance.
- Air conditioning – air handling units and fan coil units (filter changes and cleaning).
- Chillers – monitoring and resets.
- Pumps, motors and cooling tower maintenance.
- Water treatment – temperature checks (non‑dosing).
Fabric & General
- Plumbing – unblocking toilets, changing taps, seals, etc.
- General building fabric maintenance.
- Escorting and overseeing sub‑contractors.
Schedule
- Monday to Friday, 08:00‑17:00 – 40‑hour week.
- Overtime available at weekends (rotating shifts).
- No call‑out requirement.

- Basic salary up to £45,000 per annum.

Requirements
- Electrical qualification – C&G 2330 / NVQ Level 2 (minimum), Level 3 preferred.
- 18th Edition Wiring Regulations (BS 7671) – essential.
- Copies of all trade certificates required upon application.
- Proven track record in commercial or property maintenance.
- Strong customer service and communication skills.
