An exciting opportunity to join an established FM service provider based in Kings Cross, London. The role is based in an iconic commercial building in Kings Cross, London.
Responsibilities include:
- Planned and reactive maintenance across this building.
- Lighting (Small installation, Fault‑finding, Lamping, etc.)
- Emergency lighting tests
- Act as the site High Voltage (HV) Authorised Person and ensure all HV operations are carried out in accordance with company procedures and safe systems of work.
- Manage and control the HV network, including issuing and cancelling permits, switching operations, and maintaining HV safety documentation where required.
- Provide technical support and guidance on electrical safety and HV systems to site personnel and contractors.
- Control panels
- Changing ballast
- BMS System – monitor (i.e. Hot & Cold)
- Carry out all aspects of M&E/Fabric maintenance.
- Maintain and update log books.
- Plumbing – unblocking toilets.
- Pumps and motors.
- Compliance and logbooks.
- Chillers and pressurisation units.
- Undertake all allocated tasks and perform them in a timely and professional manner.
- Proactively identify and report faults with building services equipment and take steps to resolve them.
- Proactively ensure all H&S issues are reported/escalated as required.
- Maintain informal communication with client staff members related to service levels and issues.
- Report service affecting issues to the site management team for formal communication with the client.
- Remain flexible with regard to site attendance and tasks undertaken within personal competency.
- Be fully aware of relevant Health and Safety and general legislative matters.
- Escort specialist subcontractors.
Package & Working Hours:
- A basic salary of up to £50,000
- Monday to Friday – 08:00 to 17:00 or 07:00 to 16:00
- 25 days holiday + Bank Holidays

Requirements:
- Electrically qualified – City & Guilds Level 2 & 3
- City & Guilds – 18th Edition
- Previous or expired HVAP
- Provide copies of trade certificates
- Proven track record in commercial building maintenance
