CBW Staffing Solutions is delighted to be recruiting on behalf of a well‑established and highly regarded building services company operating across a prestigious commercial estate in Great Chesterford, Essex. This is a fantastic opportunity for an experienced Mechanical Maintenance Engineer or Maintenance Plumber to join a skilled and professional on‑site maintenance team, working within a stable and supportive environment. The successful candidate will be responsible for carrying out a broad range of planned preventative maintenance (PPM) and reactive maintenance tasks across a portfolio of commercial buildings. Working as part of a close‑knit team, you will play a key role in ensuring the smooth and safe operation of all mechanical and plumbing building services on site.

The Role
As the Mechanical Maintenance Engineer / Maintenance Plumber, you will be expected to deliver a high standard of planned and reactive maintenance across a wide range of mechanical and plumbing systems. You will work alongside an experienced maintenance team to ensure all building services are operating efficiently, safely, and in compliance with relevant legislation and best practice guidelines.
Day‑to‑day duties
- Fire alarm testing and sprinkler system testing and inspection
- Filter changes, belt changes, actuator replacements and coil cleans for Air Handling Units (AHUs) & Fan Coil Units (FCUs)
- Planned preventative maintenance, strip downs and full overhauls for Pumps, including replacement of seals, bearings and valves
- Routine PPMs, rewinds and overhauls for Motors
- Dipslide testing, pH and temperature monitoring, chlorination, chemical dosing and full compliance with Legionella control regulations for Water Treatment (L8 Compliance)
- Routine servicing and fault resolution for Water Pressurisation Units
- Annual inspections and descaling for Chlorifiers
- Routine maintenance and monitoring for Steam Plant
- Servicing and fault‑finding for Condensers & Condenser Returns
- PPMs and reactive maintenance for Cooling Towers
- Routine servicing and maintenance for Water Softeners
- Planned maintenance and reactive fault‑finding for Humidifiers
- Maintenance, fault‑finding and repair for Hydraulics & Pneumatics
- Resets and first‑line fault diagnosis for Boilers
- Resets and first‑line fault diagnosis and resolution for Chillers
Requirements
- A relevant trade qualification such as a City & Guilds or NVQ in Mechanical Engineering and/or Plumbing (copies of trade certificates are essential and must be provided upon application)
- A proven track record in mechanical and plumbing maintenance within a commercial or FM environment
- A solid working knowledge of L8 Water Treatment regulations and Legionella control
- Experience working with pumps, air handling units and associated building services plant
- A multi‑skilled approach with the ability to turn your hand to a variety of mechanical and plumbing tasks
- Strong communication skills with the ability to liaise professionally with clients, colleagues and building occupants
- A commitment to delivering excellent customer service at all times
