Facilities Maintenance Manager - East Kilbride - Salary up to £55,000 DOE plus on-call and AP allowances

The Maintenance Manager is responsible for the effective management and delivery of planned preventative maintenance (PPM), reactive maintenance, and engineering services across the estate.

The role ensures the safe, efficient, and compliant operation of mechanical and electrical building services, plant, equipment, and infrastructure while maintaining high standards of service delivery, statutory compliance, and customer satisfaction.

Facilities Maintenance Manager - East Kilbride - Salary up to £55,000 DOE plus on-call and AP allowances

The Maintenance Manager is responsible for the effective management and delivery of planned preventative maintenance (PPM), reactive maintenance, and engineering services across the estate.

The role ensures the safe, efficient, and compliant operation of mechanical and electrical building services, plant, equipment, and infrastructure while maintaining high standards of service delivery, statutory compliance, and customer satisfaction.

Key Responsibilities

  • Manage the delivery of planned preventative maintenance (PPM) and reactive maintenance across mechanical and electrical building services, plant, equipment, and estate infrastructure.
  • Lead, motivate, and manage a multi-skilled maintenance team, including supervisors, engineers, tradespeople, maintenance assistants, and support staff.
  • Plan, prioritise, and coordinate daily maintenance activities to ensure work is completed safely, efficiently, and within agreed service levels.
  • Monitor maintenance performance, ensuring compliance with contractual requirements, operational targets, and key performance indicators (KPIs).
  • Provide technical guidance and support on estates, facilities, and engineering matters to senior management, operational teams, and stakeholders.
  • Build and maintain effective working relationships with clients, contractors, clinical teams, and external stakeholders.
  • Attend operational and performance review meetings, providing updates on maintenance activities, service delivery, and improvement initiatives.
  • Manage delegated maintenance budgets, monitor expenditure, support financial planning and forecasting, and ensure effective cost control.
  • Produce and review KPI reports, maintenance performance data, works order reports, and other management information.
  • Ensure compliance with all relevant health and safety legislation, statutory requirements, and organisational policies.
  • Oversee the implementation of risk assessments, method statements, permit-to-work systems, and safe systems of work.
  • Ensure statutory inspections, testing, and maintenance activities are completed within required timescales.
  • Monitor contractor performance, ensuring works are completed safely, to specification, and in accordance with contractual requirements.
  • Maintain accurate maintenance records, asset information, compliance documentation, and audit evidence.
  • Participate in a 1-in-4 on-call rota, providing operational and technical support outside normal working hours as required.

Person Specification

  • Minimum of two years' management experience within estates, facilities management, engineering, or building services within a healthcare environment
  • HND (or equivalent) in Building Services, Mechanical Engineering, Electrical Engineering, or a related discipline.
  • Strong technical knowledge of mechanical and electrical building services maintenance.
  • Experience leading and managing multi-disciplinary maintenance teams.
  • Knowledge of statutory compliance, health and safety legislation, risk assessments, permit-to-work systems, and safe systems of work.
  • Experience managing maintenance budgets, financial reporting, KPI monitoring, and contractor performance.
  • Excellent organisational, communication, leadership, and problem-solving skills.
  • Competent in Microsoft Office applications and computerised maintenance management systems (CMMS).
  • Full UK driving license.
  • Experience working within healthcare, NHS, or other highly regulated environments.
  • Appointed Person (AP) qualifications or willingness to undertake AP training (Medical Gases, Mechanical, or Ventilation).

• Additional Allowances & Development

The successful candidate will have the opportunity to undertake additional training and development to support progression within the role.

An allowance of approximately £1,000 per year is available for relevant Appointed Person (AP) responsibilities relating to medical gas systems.

Additional AP responsibilities covering mechanical systems and ventilation may be available following completion of the relevant training and courses.

  • Minimum of 2 years' technical management experience within estates, facilities management, engineering or building services.
  • Minimum HND qualification in a relevant Building Services or Engineering subject.
  • Strong technical knowledge and understanding of mechanical and electrical building services maintenance.
  • Experience managing and leading multi-skilled technical teams.
  • Strong understanding of Health & Safety legislation and safe working practices.
  • Experience with risk assessments, method statements and Permit to Work systems.
  • Understanding of financial management, budget control and cost monitoring.
  • Experience with KPI reporting, forecasting and works order reporting.
  • Good understanding of financial performance and P&L principles.
  • Excellent verbal and written communication skills.
  • Strong organisational and time management skills.
  • Good level of numeracy, with the ability to understand budgets, expenditure and financial information.
  • Strong IT skills with good knowledge of Microsoft Office, particularly Word and Excel.
  • Ability to build effective working relationships with clients, customers, colleagues and external contractors.
  • Full driving licence.
  • The successful candidate will be required to successfully complete an Enhanced DBS check as part of the recruitment process.

Salary & Benefits

  • Monday to Friday working hours, 8:00am - 4:00pm. (38 hour week, Overtime paid after_
