The role will sit within the Lending division of CBRE Capital Advisors. The team works with institutional, government, pension fund and property company capital to develop tailored real lending programmes to implement on their behalf. The Lending team has a dedicated portfolio of long-term retained debt mandates, enabling it to make loans across multiple lending strategies, including development, refurbishment, value-add, investment and bridge facilities in the commercial and residential sectors, with loans of £10 - £100m and deploys c. £750m annually, with a loan book of over £2.6bn. This is an excellent opportunity for a highly motivated individual seeking to make a significant impact within a large financial services advisory group.
The primary role will be supporting the team to source and execute new loan transactions on behalf of the Lending team’s retained lending programmes across multiple strategies. A chance to work across the team to work a broad variety of lending styles, including for example Impact investment and development finance across all major asset classes.
Key Responsibilities
- Support in originating new lending opportunities from borrowers for a broad range of lending mandates.
- Reviewing early stage potential transactions for suitability and devising high level terms.
- Negotiating, structuring loans to borrowers.
- Undertaking detailed due diligence on underlying property collateral (both development and investment assets) and the market.
- Financial modelling and stress testing on proposed loans.
- Detailed due diligence on borrower track record and financial standing.
- Managing loan execution: including loan due diligence, multi stage credit papers, documentation, oversight and interrogation of valuations etc. Including appointment and management of third parties including lawyers, valuers and other providers.
- Post-investment: ongoing management and engagement with borrower on existing investments.
- Presenting to credit on investment proposals.
- Ongoing loan investment reporting.
- Maintaining a network of contacts to source lending opportunities.
Person Specification/Requirements
Desired Technical Skills And Experience
- Experience of real estate lending, e.g. from a bank, debt fund or advisory business.
- Experienced in loan execution and due diligence from terms through to a successful loan investment.
- Experience of investment, value add and development finance lending situations.
- Due diligence skills: understanding the underlying property, financial dynamics of a loan and borrower analysis.
- Including experience of writing loan credit papers and presenting transactions to an investment committee.
- Experience of structuring and negotiation of transaction terms.
- Ability to undertake financial analysis, stress-testing and sensitivity analysis on possible investments.
- Origination across investment and development lending and across all key asset classes is of interest but not essential depending on level of experience.
- Relationship management with borrowers.
- Experience of managing a portfolio of loans during their lifecycle.
- Credit analysis skills and ability to present transactions to credit committees.
