Job Purpose

CBRE Global Workplace Solutions is recruiting an Extra Works Manager to join the team at Syngenta, Bracknell. This role takes end‑to‑end ownership of all additional works across the contract, from initial request and site survey through quotation, customer approval, mobilisation, safe delivery, quality assurance, and formal close‑out. Working across a diverse campus of offices, laboratories and glasshouses, the successful candidate will coordinate engineering teams and specialist contractors, ensuring all works are delivered safely, on time, within scope, and to a high standard, while providing day‑to‑day leadership to a small team.

What You’ll Do

  • Take full ownership of all additional works from initial request through to completion and close‑out.
  • Review requests to establish scope, priorities, access requirements, operational constraints and resource needs.
  • Organise engineers and specialist contractors to attend site and survey proposed works.
  • Review quotations for technical suitability, accuracy, completeness, value for money and alignment with the required scope.
  • Ensure quotations clearly capture labour, materials, access requirements, permits, specialist support, programmes and exclusions.
  • Upload and manage quotations through WebQuote, maintaining visibility of outstanding submissions and customer approvals.
  • Control variations and prevent unauthorised work from commencing before approval is obtained.
  • Maintain accurate records of approvals, work in progress, costs and completion status.
  • Ensure asset changes resulting from additional works are communicated to the Asset Manager, including details of removed, replaced, redundant or newly installed assets.
  • Support the maintenance of accurate asset records and associated documentation.
  • Validate completion information to enable timely commercial close‑out and invoicing.
  • Develop and maintain delivery plans for approved works packages.
  • Coordinate engineering resources, contractors, materials, access requirements, isolations and site logistics.
  • Agree programmes and delivery dates with stakeholders while minimising disruption to operations.
  • Manage works involving multiple trades and contractors, resolving delays, dependencies and delivery issues proactively.
  • Attend and supervise critical, higher‑risk or out‑of‑hours activities when required.
  • Ensure works are completed within agreed scope, programme and quality standards.
  • Review and accept suitable Risk Assessments and Method Statements (RAMS) before work begins.
  • Ensure Authority to Work processes, permits, isolations and site controls are in place where required.
  • Confirm contractors have completed site inductions and understand local site rules and restrictions.
  • Host contractors on site, coordinate access and monitor compliance with approved RAMS and site requirements.
  • Challenge unsafe behaviours or inadequate controls and stop work where there is an immediate safety, quality or compliance concern.
  • Ensure work areas are left safe, secure, clean and ready for operational use.
  • Provide day‑to‑day leadership and management of the carpentry team.
  • Allocate and prioritise workloads across additional works, planned activities and reactive requirements.
  • Monitor productivity, workmanship, safe working practices and timely completion of tasks.
  • Identify training, competency, resource, tooling and material requirements.
  • Provide clear expectations, regular communication, coaching and support to maintain high standards of safety, quality and customer service.
  • Inspect completed works and verify compliance with approved scope and quality requirements.
  • Ensure defects, incomplete items and snagging issues are rectified before work is accepted.
  • Obtain and retain relevant certificates, commissioning records, warranties, photographs, test results and completion documentation.
  • Confirm work areas have been reinstated and communicate completion to relevant stakeholders.
  • Maintain clear, auditable records throughout the lifecycle of each additional works project.

What You’ll Need

  • Strong planning, organisational and prioritisation skills.
  • Effective written and verbal communication skills.
  • Ability to review work scopes and contractor quotations.
  • Commercial awareness and an understanding of cost control.
  • Competence in Microsoft Office and electronic work‑management systems.

  • Appropriate health and safety training.
  • A proactive, organised and accountable approach.
  • A strong commitment to safety and customer service.
  • Confidence to challenge unsafe practices or poor‑quality work.
  • Ability to remain calm and decisive when resolving operational issues.
  • Commitment to seeing work through to full completion.

  • IOSH Managing Safely or equivalent qualification.
