Reliability Asset Manager

CBRE Global Workplace Solutions is a leading global provider of integrated facilities and corporate real estate management.

We are recruiting a Technical Asset Manager to join the team located in Syngenta, Bracknell.

The successful candidate will be responsible for ensuring that Asset Management is fit for purpose, accurate and part of the effective management of all FM/Infrastructure assets on the site.

Be the subject matter expert (SME) and develop and implement a data driven asset management continual improvement plan delivering accurate and valuable data, allowing the business to make informed decisions aligned to Syngenta strategic objectives and standards.

The Bracknell campus comprises a varied mix of 27 aged and new buildings: Offices, Laboratories and glass greenhouses.

What You’ll Do

  • Critical assets, understand what they serve, their state and maintenance needs at all times.
  • Reduce total downtime
  • Reduce the number of failures
  • Reduce the severity of failures
  • Metrics including, asset downtime, PM ratio and mean time before fix (MTBF)
  • Efficient onboarding of FM/Infrastructure assets into CAFM system (i FM hub).
  • Asset changes - Implement onboarding process for purchased/new assets.
  • Improve capital and life cycle forward planning quality and accuracy.

  • All investments agreed by Syngenta & submitted to PPM
  • Produce and manage a 3-year data-driven sustenance plan
  • Build accurate and meaningful asset data.
  • Demonstrate intelligent evaluation to of assets to inform asset investment decisions, including but not limited to, sustainability benefits.
  • Data driven budget
  • So far as is practical, develop a full understanding of Syngenta HSE and critical assets.
  • Update asset data and keep up to date throughout the end to end lifecycle.
  • Build accurate PM ratio metrics on all business and HSE critical assets.
  • Build accurate MTBF metric on all Business and HSE critical assets.
  • Build accurate data on the top ten failing assets in each month, identify trends.
  • Working closely with the operations managers and co-ordinate the project delivery handovers including the Syngenta Change Control Requests (CCR).
  • Obtain ongoing maintenance costs for new assets in preparation of CCR submission.
  • Ensure all work is carried out in accordance with CBRE site Health & Safety procedures.
  • Work Closely with the FMP Planner to ensure Asset database is current and up to date.
  • Ensure all new assets are identified by a QR code.
  • Deliver quality services in a cost and operationally effective manner.
  • Ability to write advanced reports and correspondence.
  • Ability to effectively present information to an internal department and/or large groups of employees.
  • In addition to the above; other activities and responsibilities which may be individually defined as required.

What You’ll need

  • IT skills including MS Office, XL, databases.
  • Good written and verbal skills.
  • Proficiency in digital asset management (CMMS/CAFM) – i FM hub
  • Ability to prioritise workload to effectively meet deadlines.
  • Ability to work on own initiative as well as part of an integrated site team.
  • Demonstrates integrity - acts consistent with what they say and believe in line with CBRE ethical standards.
  • Effective communication with the client, peers and management team.
  • Minimum of 5 years specific experience of managing asset management systems in commercial and small industrial buildings.
  • Good technical experience sufficient to be able to identify all major engineering assets.
  • Good knowledge of engineering systems in commercial buildings.
  • Experience of producing and managing to a strategic asset management plan (SAMP).
  • Asset survey knowledge and experience.
  • Experience of working with and producing asset Life Cycle Management (LCM) plans.
  • Experience of working with and producing capital expenditure (Cap Ex) plans.
  • Experienced in data analytics and reporting.
  • Experience of working in a similar building environment/business.
  • Awareness of workplace Health and safety.
  • Sustainability first mindset for asset replacement
