Role Purpose: The purpose of this role is to lead project control, commercial compliance, and margin improvement strategies across the principal projects business, while providing leadership and development to a team of project professionals. Additionally, the position involves building external relationships with clients and supply partners to deliver the project strategy. Although the role is UK-facing, it requires interaction with colleagues across EMEA and globally.
General Activities:
- Margin Improvement: Ensure appropriate control systems are in place to ensure statutory policy and contractual commitments are met. Identify, reduce and manage all risks (technical, statutory, health and safety, commercial or otherwise) associated with each project. Review margin improvement on a quarterly basis and report to Project Leadership.
- Project Control & Commercial Compliance: Ensure project opportunities deliver increased turnover and profit to the Division. Deliver projects to completion on time and on budget to the satisfaction of all parties; customer expectations are to be exceeded wherever and whenever possible. Ensure compliance with CBRE project management policies and procedures. Ensure Project Professionals manage Supply Chain Partner risk and delivery throughout project delivery. Ensure Project cost models are clearly defined, robust in their contract particulars to suit the model - and work with the project teams to provide clear delivery strategy in adherence to the models. Have a deep understanding of client contracts, MSAs, SOWs etc. Ensure projects are priced and executed in accordance with global/regional/local MSAs, SOWs etc. Attendance as required at J&As for commercial approvals and sign-off.
- General: Responsible for initiating and delivering project opportunities, project delivery, sales/self-delivery and P&L. Create a supply chain of exceptional delivery partners. Ensure both Preferred and Approved supply chain partners are utilised and WCP opportunities maximised. Ensure that health and safety policy and process is effectively implemented across both CBRE and supply partner activities. Delivering effective business communication through advice, review, leadership and direct contribution to management team meetings, briefings, consultation forums, correspondence, publicity, monthly and ad-hoc reporting and other applications as appropriate. Where appropriate, provide strategy, manage and resolve project delivery escalations with appropriate SME business support. Continually innovate the 'Projects' offering to generate more revenue streams and opportunities.
- Business Development: Responsible for generating and securing new sales to meet the UK's financial plan. Responsible for leading the commercial support and compliance of all competitive tenders and proposals for budget risk projects. Strategically plan and develop long-term commercial opportunities. Seek out opportunities to generate improved margins through innovation and different technologies. Supporting the sales process through solutions development, participation in presentations and consultation meetings. Develop 'Project' case studies and marketing literature on the projects being delivered. Promote the 'Project' offering by raising the profile at external awards events.
- Building Relationships: Develop effective relationships with current and potential customers, demonstrating our capability in project delivery solutions. Build strong relationships with subcontractors, preferred suppliers, in particular. This is to ensure that cost-effective solutions that meet our quality expectations can be delivered to our customers, regardless of the scope of work. Note all risks are to be managed, with our suppliers engaged on back-to-back terms and conditions. Working with operational managers/Directors to ensure the collaborative development of the project's business with effective teamwork and support of colleagues. Stakeholder management across the business.
- Compliance: Ensure compliance with CBRE project management policies and procedures. Ensure compliance with the right DOA levels, CBRE guardrails for all the projects being delivered. Support in compliance with CBRE health and safety policy and process whilst ensuring that they are effectively implemented across both CBRE and its subcontractors' activities.
- People Management and Development: Provide leadership to and development of the team of 'Projects' professionals. Establish and implement best practice training programs to ensure capabilities match future business needs. Lead/participate in the recruitment and onboarding of 'Project' professionals across the division, including attending assessment centres. Develop a pipeline of talent internally and externally by developing a team of 'project' professionals as per the career framework. Ensure there is a structured training and development framework in place to equip the 'Project' professionals with the right standards and within the CBRE policies and procedures. Carry out monthly one-to-one with direct reports and conduct mid-year and annual performance reviews.
