For this role you must possess the following

  • Proven Pre-Construction / Pre-Contracts experience within the commercial fit out sector
  • Strong commercial fit out main contractor background
  • 5+ years' experience in pre-construction, estimating, bid management, or similar
  • Commercial fit out sector experience is essential
  • Strong Design & Build experience and understanding of procurement
  • Excellent client-facing, communication, and negotiation skills
  • Strong estimating and commercial awareness
  • Ability to manage multiple tenders and pre-construction projects simultaneously
  • Full UK Driving Licence

Duties

  • Lead the pre-construction process from initial enquiry through to contract award
  • Manage multiple tenders for commercial fit out projects ranging from £200k - £15 million
  • Prepare accurate and competitive estimates, reviewing drawings, specifications, scopes, and client requirements
  • Work closely with clients, consultants, architects, subcontractors, and suppliers throughout the tender process
  • Attend client meetings, site visits, presentations, and tender interviews
  • Develop and manage pre-construction programmes and key tender deadlines
  • Coordinate design development, value engineering, buildability reviews, and technical queries
  • Review subcontractor and supplier quotations and ensure competitive tender returns
  • Identify project risks, opportunities, exclusions, and commercial considerations
  • Lead value engineering exercises and identify cost-effective solutions
  • Support the development of construction programmes and delivery strategies
  • Ensure a smooth handover from pre-construction into the project delivery team
  • Build and maintain strong client relationships, helping to secure repeat and negotiated work

  • Experience working for a Design & Build commercial fit out main contractor is essential
  • Strong estimating and client-facing experience is highly desirable
  • Experience delivering CAT A and CAT B office fit outs is highly desirable
