The Role
We are currently recruiting for an experienced M&E Commercial Manager with a strong mechanical bias to join an established contractor based in Essex.
This is a senior commercial position with responsibility for overseeing the financial and contractual performance of mechanical and M&E projects, ensuring they are delivered within budget while protecting commercial margins.
The successful candidate will have a strong background within the mechanical building services sector, ideally having worked for an M&E or mechanical contractor on projects such as commercial developments, residential schemes, healthcare, education, industrial or public-sector projects.
Key Responsibilities
- Take overall commercial responsibility for multiple mechanical and M&E projects.
- Manage projects from pre-construction through to final account.
- Oversee project budgets, cost control, forecasting and cash flow.
- Prepare and review monthly CVRs and commercial reports.
- Manage subcontractor procurement, negotiations and appointments.
- Review and manage subcontractor applications and payments.
- Prepare and submit valuations, variations and applications for payment.
- Identify, price and negotiate variations and additional works.
- Manage contractual and commercial risk across projects.
- Work closely with Project Managers, Contracts Managers and senior management.
- Monitor project performance, margins and profitability.
- Manage final accounts with clients and subcontractors.
- Provide commercial guidance to the wider project team.
- Support and mentor Quantity Surveyors and other members of the commercial team where required.
- Maintain strong relationships with clients, consultants, subcontractors and suppliers.
- Candidate Requirements
- Have significant commercial experience within the M&E/building services sector.
- Have a particularly strong background in mechanical services.
- Have previously worked for a mechanical or M&E contractor.
- Have experience managing the commercial delivery of projects from procurement through to final account.
- Have strong knowledge of mechanical packages including HVAC, heating, ventilation, chilled water, LTHW and associated building services.
- Be commercially astute with excellent negotiation skills.
- Have strong knowledge of construction contracts and commercial procedures.
- Be comfortable managing multiple projects simultaneously.
- Have experience producing forecasts, CVRs and senior-level commercial reporting.
- Be capable of working closely with operational teams while maintaining strong commercial control.
- Experience at Senior Quantity Surveyor, Managing Quantity Surveyor or Commercial Manager level within an M&E contractor would be particularly suitable.
