Main purpose of the role: We are seeking an experienced Contracts Manager Repairs & Maintenance to lead the effective delivery of responsive and planned maintenance services across our contract portfolio. You will play a key role in ensuring high-quality, cost-effective and compliant repairs & maintenance services, while driving performance, improving customer satisfaction, and strengthening contractor delivery standards. This is a hands-on operational leadership role with real influence over service quality, budgets, and continuous improvement.
Responsibilities and Key Duties:
- Lead the day-to-day delivery of responsive repairs and planned maintenance services
- Manage contractor and supplier performance, ensuring delivery against SLAs and KPIs
- Oversee budgets, cost control, and value-for-money service delivery
- Conduct regular site inspections and quality audits to maintain high standards
- Ensure full compliance with health & safety legislation and statutory requirements
- Develop and improve maintenance delivery processes and service efficiency
- Handle escalated complaints and complex service issues, ensuring timely resolution
- Produce accurate performance reports and present findings to senior management
- Support service improvement initiatives and drive innovation in repair delivery
About you:
We are looking for someone with strong operational experience in repairs and maintenance who can confidently manage contractors, budgets, and service performance in a fast-paced environment. You will have:
- Proven experience in repairs, maintenance, or property services contract management
- Lateral thinking and strong leadership experience managing contractors or operational teams is essential.
- Experience working with KPIs, SLAs, and performance monitoring
- Good understanding of health & safety compliance in property or construction environments
- Strong financial awareness with experience managing budgets
- Excellent communication and stakeholder management skills
- A proactive, solutions-focused approach with strong attention to detail
- Ability to perform under pressure and manage competing priorities
Desirable experience:
- Social housing, local authority, or housing association environment
- Managing large-scale repairs or maintenance contracts
- Experience handling escalated customer or tenant issues
- Relevant qualifications (e.g. HNC/HND, CIOB, IOSH or equivalent experience)
Additional Information:
- Full UK driving licence required.
- Travel across sites within the region will be required
