We are looking for an experienced and motivated Senior Lettings Negotiator to join our lettings team within our Infrastructures division. The successful applicant will be responsible for providing a ‘Let Only’ service to our Asset Managers across a large and varied portfolio.
The role will involve:
- Effectively marketing properties to let
- Registering and maintaining regular contact with applicants
- Negotiating terms
- Completing referencing checks
- Producing tenancy documentation
- Setting rent levels / advising on marketing strategies
- Assisting with client-facing responsibilities
- Proactivity towards office targets
- Coaching / mentoring junior team members

Main tasks include:
- Co-ordinating viewings with Asset Managers
- Ensuring viewings are followed up and providing detailed feedback to Clients / Asset Managers
- Negotiating terms and assisting junior team members with applicant queries / complex negotiations
- Producing and peer reviewing tenancy documentation for new lets
- Preparing accurate / informative property descriptions and effectively marketing properties to let
- Being proactive in adhering to client KPIs and SLAs
- Operating in accordance with the Legislation, compliance requirements and internal Lettings SOPs
- Advising on rent levels and marketing strategies, carrying out property visits beforehand when necessary
- Producing lettings reports and chairing meetings in the absence of the Lettings Manager
- Ensuring regular contact is maintained and applicants are provided with exceptional customer service

What does it take to be successful?
Ideally you will be ARLA qualified with extensive experience working within a similar role in the residential lettings market with experience of establishing rent levels and property marketing strategies. Previous experience of using Reapit or a similar operating system is essential along with carrying out valuations and working to tight deadlines. Strong negotiation skills and the ability to handle difficult conversations in a professional manner is a must combined with excellent attention to detail when producing / reviewing tenancy documentations. A full UK drivers licence is required.
