Role Purpose

To deliver high-quality joinery and multi-trade repairs, maintenance, and refurbishment works across occupied and void properties. The role is primarily joinery-based but requires competency in basic plumbing, tiling, plaster patching, and general property maintenance to support effective right-first-time repairs. The postholder will work safely, professionally, and efficiently while maintaining excellent customer service standards and organisational productivity targets.

Key Responsibilities

  • Core Joinery Duties
    • Carry out first and second fix joinery repairs and installations.
    • Install, repair, and maintain doors, frames, skirting boards, architraves, locks, and window components.
    • Install and repair kitchen units, worktops, and associated fixtures.
    • Undertake repairs and renewals to composite doors and UPVC windows where required.
    • Gain access through faulty or damaged locks and window mechanisms.
    • Complete carpentry maintenance works including timber roofing repairs, flooring repairs, boxing-in works, and stud wall construction.
  • Multi-Trade Duties
    • Fit sink units and inset sinks including minor pipework alterations.
    • Fit baths, wash hand basins, pedestals, and WC systems including minor plumbing adjustments.
    • Remove, replace, and repair WC components including siphons, handles, and toilet seats.
    • Renew wastes to sinks, baths, and wash hand basins.
    • Change taps, washers, and ball valves.
    • Repair isolated copper pipework leaks.
    • Unblock toilets and waste pipe systems.
    • Complete minor wall tiling works around baths, wash hand basins, and kitchen sinks.
    • Re-grout tiled areas.
    • Carry out plaster patch repairs up to 1m².
    • Undertake minor brickwork and patch pointing repairs.
    • Brick up and plaster fireplaces where required.
    • Repair gutters, downpipes, paving slabs, and external fittings.
    • Carry out minor decorating tasks including painting doors and frames.
    • Replace gully tops and complete associated repairs.
    • Undertake additional duties and training requirements relevant to the role, including void property standard works.
  • Health & Safety Responsibilities
    • Work in compliance with risk assessments, method statements, and safe systems of work.
    • Use power tools, hand tools, and equipment safely and correctly.
    • Demonstrate asbestos awareness and follow procedures where suspected materials are identified.
    • Adhere to manual handling procedures and report defects or faulty equipment immediately.
    • Wear and maintain correct PPE including eye, hearing, respiratory, and foot protection.
    • Follow safe driving practices and fleet management policies.
  • Customer Service & Communication
    • Maintain clear, professional communication with tenants, customers, and colleagues.
    • Provide updates regarding repairs, timescales, and any changes to planned works.
    • Demonstrate respectful and professional conduct at all times.
    • Ensure all work areas and properties are left clean, safe, and tidy on completion.
    • Maintain accurate job records including completion notes, before and after photographs, and follow-on work requirements.
  • Quality & Performance Standards
    • Deliver right-first-time repairs wherever possible.
    • Ensure all work complies with organisational quality standards, specifications, and procedures.
    • Maintain expected productivity and performance levels across trade and non-trade activities.
    • Contribute positively to service delivery, continuous improvement, and operational efficiency.

Skills, Knowledge & Experience

  • Essential
    • Proven experience in joinery/carpentry maintenance and repair work.
    • Competency in first and second fix joinery.
    • Basic multi-trade capability including plumbing, tiling, plaster patching, and general maintenance.
    • Experience working within occupied and/or void properties.
    • Good understanding of health & safety requirements.
    • Strong customer service and communication skills.
    • Ability to work independently and manage workload effectively.
    • Full UK Driving Licence.
  • Desirable
    • Experience within housing maintenance, social housing, repairs, or property maintenance environments.
    • Knowledge of responsive repairs and void property standards.
    • Relevant trade qualifications or recognised apprenticeship.
