London | Hybrid working
Up to £85,000 + car allowance + excellent benefits
Major London developments. Leading developers and investors. Complex projects where Principal Designer advice genuinely matters.
Carriera is working exclusively with one of the UK's most established and highly regarded property and construction consultancies to recruit a Senior Principal Designer or Associate into its London team.
This is a particularly strong opportunity for an experienced CDM professional who wants exposure to bigger projects, better clients and a genuine long-term career path.
The consultancy works with some of the UK's leading developers, investors, institutions and property owners, advising on major commercial developments, large-scale regeneration, mixed-use schemes, high-end residential, hotels, heritage buildings and complex refurbishments.
The scale is significant. Current and recent work includes billion-pound regeneration programmes, major central London commercial developments, large mixed-use masterplans and landmark heritage projects.
For someone currently operating at Senior level, there is a genuine opportunity to step up towards Associate. Equally, an established Associate will have the autonomy and client exposure to make a significant impact within the team.
The opportunity:
You'll join an established Principal Designer and CDM team, working directly with clients and some of the industry's leading architects, project managers, cost consultants and design teams.
Rather than simply providing a compliance service, you'll be involved from the early stages of projects, helping clients and designers identify, challenge and manage risk throughout the design and construction process.
Your role will include:
Acting as Principal Designer under CDM 2015.
Leading design risk management on major and complex construction projects.
Working directly with developers, investors, property owners and consultant teams.
Advising clients from feasibility and early design through construction and completion.
Leading CDM meetings and design risk workshops.
Reviewing design information and challenging project teams where appropriate.
Preparing pre-construction information and key CDM documentation.
Undertaking site inspections and engaging with contractors.
Managing your own portfolio of projects and client relationships.
Supporting and mentoring junior members of the team.
Working alongside project management, cost management and other consultancy disciplines.
Helping develop existing accounts and supporting the continued growth of the service.
The projects:
This is one of the major attractions of the position.
You'll have the opportunity to work on some of London's largest and most complex developments, with project values extending into the hundreds of millions and, in some cases, beyond £1bn.
The portfolio includes major urban regeneration, commercial offices, mixed-use developments, residential, hospitality and heritage schemes.
Projects can involve complex demolition, deep basements, retained façades and structures, listed buildings, constrained City sites, live environments and significant interfaces with neighbouring properties and transport infrastructure.
These are schemes where the Principal Designer is an important member of the professional team – not simply brought in to satisfy a compliance requirement.
The clients:
The consultancy has long-standing relationships with some of the UK's most prominent developers, institutional investors, estates and major property owners.
That gives the successful candidate direct exposure to sophisticated clients and repeat programmes of work rather than relying purely on one-off project appointments.
Being part of a wider multi-disciplinary consultancy also provides access to established relationships across project management, cost management and other specialist services.
For someone ambitious, it provides an excellent platform to develop their own client network and reputation within the London property market.
About you:
We're looking for an experienced Principal Designer / CDM professional who can demonstrate:
5+ years' relevant Principal Designer, CDM or construction health & safety experience.
Strong knowledge of CDM 2015.
Excellent understanding of design risk management.
Experience working on complex construction projects.
Confidence dealing directly with developers, architects, designers and senior project teams.
Strong communication and report-writing skills.
The ability to manage projects and client relationships independently.
A relevant construction, engineering, architecture or health & safety qualification.
APS membership or progression towards Certified Membership.
CMIOSH, GradIOSH or equivalent professional development would be advantageous.
Knowledge of Building Regulations Principal Designer requirements would also be beneficial.
Just as importantly, you'll be commercially aware, confident with clients and interested in developing relationships and progressing your career.
If you're an experienced Principal Designer who wants bigger projects, stronger client exposure and a clearer career path, this is an opportunity worth exploring.
