Join one of Hertfordshire and London's growing independent property management companies. We're looking for an experienced and motivated Property Manager to oversee a varied portfolio of residential properties across London and Hertfordshire. This is an excellent opportunity for a confident, organised and knowledgeable property professional who enjoys taking ownership, building strong client relationships and delivering exceptional customer service. Our modern office is located in the heart of Borehamwood, WD6 just a short walk from the High Street and train station. We also offer secure on-site parking.

The Role: You'll be responsible for the day-to-day management of a diverse portfolio, carrying out tenancy administration, ensuring properties remain compliant, well maintained and that both landlords and tenants receive an exceptional level of service.

Key Responsibilities:

  • Managing a portfolio of mainly residential properties from start to finish.
  • Overseeing all aspects of Assured Periodic Tenancies (APTs) and non-APT tenancies.
  • Serving statutory notices, including Sections 8, 13, 21 and 42 where required.
  • Managing rent arrears and implementing effective recovery strategies.
  • Coordinating tenancy administration, referencing, tenancy progression and rent reviews.
  • Organising inventories, check-ins and check-outs.
  • Managing planned, preventative and reactive maintenance.
  • Monitoring vacant properties and implementing strategies to minimise void periods.
  • Ensuring all properties remain fully compliant with current legislation and health and safety requirements.
  • Carrying out routine property inspections.
  • Working closely with our Property Management Assistants to ensure the smooth running of the portfolio.

About You: We're looking for someone who has:

  • A minimum of two years experience in residential property management.
  • A strong understanding of UK residential tenancy legislation, compliance requirements and the Renters Rights legislation.
  • Experience managing a residential property portfolio independently.
  • Confidence in serving statutory notices and managing rent arrears.
  • Excellent organisational and time management skills, with the ability to prioritise a busy workload.
  • Outstanding communication and customer service skills.
  • Experience using property management software.
  • A full UK driving licence.
