We are a well-established commercial property consultancy and development support team, providing strategic advice and project oversight for a substantial portfolio of office and industrial properties across the North West of England. Our team works across the full lifecycle of commercial property development, from pre-acquisition and planning through to construction delivery and refurbishment projects. We collaborate closely with architects, engineers, and specialist consultants to deliver high-quality developments and asset improvements.
We are seeking an experienced Building Surveyor to join our Manchester-based team. This is a varied role combining building surveying, project management, and development oversight across a portfolio of commercial projects. You will play a key role in managing projects from pre-acquisition and planning stages through to construction, completion, and handover.
The position will involve close coordination with consultants, contractors, and stakeholders to ensure projects are delivered on time, within budget, and to the required technical and regulatory standards.
- Prepare specifications, tender documentation, and contract administration services
- Conduct site investigations, reviewing site history, vendor information, and commissioning searches and utility mapping
- Manage planning stages and coordinate specialist consultant reports including flood risk, noise, geo-environmental, drainage strategy, site remediation, and transport
- Oversee and manage the construction programme
- Administer building contracts, monitor site progress, and report through to completion and handover
- Manage subcontractor procurement and orders
- Carry out pre-acquisition surveys and schedules of condition
- Undertake defect analysis, identifying building pathology and producing technical reports
The ideal candidate will have strong technical knowledge combined with project management experience within the commercial property sector. Ideally a qualified member of RICS with a background in Building Surveying and Project Management. Minimum 5 years experience in building surveying. Experience in pre-acquisition building surveys and schedules of condition. Familiarity with planning and building regulation applications. Experience in design, refurbishment, and administration of building contracts. Knowledge of defect analysis and building pathology. Client-side project management experience would be advantageous.
Salary of £50,000 - £70,000, depending on experience. Opportunity to work on commercial office and industrial development projects. Exposure to projects across the full property lifecycle.
