Yate Town Council are looking for a Caretaker.
JOB PURPOSE
To be responsible for the effective provision of caretaking, cleaning and general handyperson facilities at Poole Court. To report any interior/exterior damage to the Estates Manager and to ensure the buildings security.
MAIN DUTIES/ACCOUNTABILITIES
- To ensure that all the building is cleaned, in accordance with cleaning schedule, to the required standard.
- To ensure the car park and grounds of the building (including street furniture) are kept clean and litter free.
- To deal with building/booking queries from Poole Court users and tenants, complete booking forms for each booking and ensure facilities required by hirers are made available and rooms are set out in accordance with hirer's request. Inform the Finance Assistant of any variation in bookings, and items broken or missing after a booking.
- To ensure that the safety and security of the building is maintained at all times by constant checking that all fire exits etc. are kept clear and free. That all fire security and fire systems are checked once a week, regularly monitored, and security systems, external lighting etc. are switched on and off at the appropriate times.
- To ensure provision of personnel for locking up the building and car park gates at the end of the day after checking that all lights are out, all windows and doors are secure, the building is free from intruders and security alarm systems are armed.
- To ensure site attendance during out of office hours and ensure provision of personnel on site during Council or public use of the building.
- To undertake porterage duties as required.
- To undertake handyperson tasks as necessary (eg, small scale repairs and decorating).
- To control and monitor the efficient operation of all plant within the building.
- To complete weekly work sheets and any other records as required.
- To attend appropriate training courses as instructed by the Town Council.
- If there are no bookings and the required cleaning has been completed on an evening, you may be deployed to another venue for additional cleaning.
- To undertake any other reasonable tasks as directed by the Estates Manager or Town Clerk.

JOB CONTEXT
The Estates Section is responsible for the maintenance and management of Town Council properties, including Poole Court. The postholder works to a general schedule for cleaning Poole Court, and is expected to use their own initiative to carry out cleaning tasks when bookings prevent them from following the schedule.
SUPERVISION AND WORK PLANNING
The postholder is supervised daily by the Estates Manager, and in the absence of that postholder, by the Estates Supervisor. The postholder has regular daily tasks. They receive instructions daily if there are any urgent tasks that need to be completed; otherwise work is carried out from the daily, weekly and monthly task list/schedule issued by the Estates Manager.
PROBLEMS AND DECISIONS
The postholder decides whether to carry out repairs to vandalised property or other damaged equipment or make sure the item of equipment is inactive until a repair can be completed. The fault is always reported to the Estates Manager immediately.
CONTACTS
The Estates Manager and other members of the Estates Team to provide information, the Town Clerk, the tenants and building users that occupy Poole Court to try and resolve their building connected problems.
KNOWLEDGE, EXPERIENCE AND TRAINING
Relevant knowledge and experience is required in general maintenance. A full driving licence and the ability to undertake a varied range of tasks on building maintenance, decorating, cleaning etc. On the job training, practical common sense and ability to work on own initiative.
PHYSICAL EFFORT AND/OR STRAIN
Some physical effort and strain is involved in carrying out the cleaning, general maintenance and decorating, etc.
WORKING ENVIRONMENT
Working within Poole Court, including the grounds. Or at other YTC venues/sites as directed.
EQUIPMENT
Cleaning and maintenance equipment and power hand tools.
GENERAL

SPECIAL NOTES OR CONDITIONS
Out of office hours working is required of the postholder, as well as occasionally flexing of hours worked to accommodate ad-hoc bookings. Weekend working may very occasionally also be required of the postholder. Requirement to be first aider (subject to pending First Aid Needs Assessment). The post holder will be subject to periodic Disclosure and Barring Service Check. If the postholder is convicted of a criminal offence or receives a caution once employed, they must inform the Town Clerk immediately. Failure to do so may result in disciplinary action, which could lead to dismissal. The post holder will be required to undergo training.
