Position Overview

  • Job type: Full time / Permanent
  • Salary: £41,851 Per Annum
  • Hours: 37.5 per week
  • Location: Bristol, covering Southwest as business needs dictate. Regular travel required. A full driving licence and access to a personal vehicle are essential. Basic DBS check required.

Key Responsibilities

  • Lead all property acquisition for each Nacro business stream, including procurement, negotiation, and conclusion of commercial lease terms.
  • Identify and schedule required works for new properties, ensuring timely inspection.
  • Maintain positive relationships with internal stakeholders and external partners such as investors, sourcing companies, managing agents and owners.
  • Negotiate commercial lease agreements to secure best value for money within contractual and growth targets.
  • Utilise available financial incentives to secure properties against targets and timescales within delegated authority limits.
  • Conduct property condition surveys, identify repairs, defects, and remedial works.
  • Assess suitability of potential properties and locations for supported accommodation, office and educational premises.
  • Ensure compliance with property legislation and regulatory frameworks, including Health & Safety, energy efficiency and other relevant standards.
  • Maintain accurate records of incentive usage and financial performance.

Key Qualifications

  • Experience in commercial property negotiation and lease agreement terms.
  • Understanding of property compliance requirements and regulatory frameworks.
  • Knowledge of HMO standards and supported housing letting.
  • Strong stakeholder management and negotiation skills.
