Handyman / Property Maintenance & Caretaker Location: Liverpool and surrounding areas Employment Type: Full-time Salary: Β£25,000-Β£30,000 per annum, depending on experience Reports To: Property Manager / Management Team About the Role We are looking for a reliable, practical and proactive Handyman / Property Maintenance & Caretaker to join our property management team.
This is a varied, hands-on role combining general property maintenance and repairs with caretaker responsibilities across a portfolio of commercial and residential properties, including properties within Liverpool City Centre.
The successful candidate will take responsibility for the day-to-day upkeep, presentation and general condition of properties and communal areas.
They will be expected to identify issues proactively, complete minor repairs where appropriate and report or escape anything requiring specialist attention.
The role will suit someone who is practical, organised and takes pride in keeping properties safe, tidy, secure and well presented.
This is an ideal role for someone who enjoys being hands-on and taking ownership.
Requires a full UK driving licence and access to vehicle.
Key Responsibilities Maintenance & Repairs
- General maintenance and minor repairs across the property portfolio
- Reactive maintenance and urgent repairs
- Basic joinery, carpentry, decorating, plastering and making-good works
- Repairs to fixtures, fittings, handles, locks, doors and other building items
- Minor plumbing repairs were competent
- Maintenance of communal areas, offices, apartments and commercial units
- Furniture, shelving, fixtures and fittings installation
- Minor external maintenance, including gates and fencing
- Moving furniture, equipment and other items between properties
- Preparing properties for new tenants
- Maintaining and organising basic maintenance materials, tools and equipment
- Identifying and escalating specialist works where requiredTaking reasonable steps to make areas safe and prevent further damage
- Assisting with emergency access and contractor attendance Caretaking, Inspections & Property Support
- Regular scheduled and ad-hoc property inspections
- Opening and closing properties throughout the week
- Monitoring the overall condition, presentation and upkeep of properties
- Checking communal areas, entrances, hallways, staircases, corridors, kitchens, toilets and lifts
- Checking doors, gates, lighting and other basic facilities
- Minor cleaning or tidying where required and reporting any issues
- Keeping external areas tidy and free from unnecessary rubbish
- Checking bin and waste areas and putting bins out for collection where required
- Reporting fly-tipping and abandoned items
- Identifying maintenance, security, health & safety and presentation issues
- Taking photographs of defects and completed works where required
- Maintaining records of issues and completed works
- Ensuring properties are left clean, tidy and secure
- Assisting with the removal of unwanted furniture, rubbish and other items
- Meeting contractors and providing access
- Assisting with and monitoring contractors where appropriate
- Providing access for inspections, surveys and authorised visits
- Liaising professionally with tenants, contractors and visitors
- Reporting antisocial behaviour, security concerns, damage and other issues
- Acting as a reliable point of contact at properties
- Reporting outstanding works and contractor concerns to the Property Manager Health & Safety & Compliance
- Following company health & safety procedures
- Carrying out visual health & safety checks
- Reporting hazards and defects immediately
- Keeping walkways, entrances and communal areas clear and safe
- Reporting fire safety, security and compliance concerns
- Working within level of competence
- Following company procedures when working in occupied properties
- Using tools and equipment safely and appropriately Ideal Candidate Previous handyman, maintenance, caretaking, facilities or similar experience Strong practical and problem-solving skills Good general maintenance knowledge Good standard of workmanship Reliable, organised and self-motivated Commercial or residential property experience Caretaking experience Basic plumbing, joinery or decorating skills Relevant trade qualification desirable
